Rental Agreement - Tenant

This Rental Agreement (Lease Agreement) is entered into on ____________________ between

________________________________________, hereinafter referred to as the "Tenant," and Urban Rentals,
represented by Moitreya Dev Dutta, hereinafter referred to as the "Agent."

1. Rent Payment: The Tenant agrees to pay the monthly rent for the property described above
to Urban Rentals on or before the 5th day of each month.
2. Security Deposit: A security deposit equal to half of one month's rent shall be collected from
the tenant upon the commencement of the lease. This security deposit will be held by Urban
Rentals and 80% of the amount will be refunded to the tenant after the expiration of a lockup
period of 6 months, deducting a sum of 20% subject to any deductions for damages beyond
normal wear and tear.
3. Guest Policy: The Tenant agrees not to allow any guests to stay in the property for a period of
2 days or more without prior approval from the Owner.
4. Termination: The Tenant may terminate this Agreement upon 30(thirty) days' written notice to
Urban Rentals.
5. Behaviour and Activities: The Tenant agrees to conduct themselves in a manner that does
not cause damage to the property or disturb the neighbours. Engaging in any illegal activities
on the premises or behaviour that is harmful to the property or the Owner will not be tolerated
and may result in immediate termination of this Agreement with penalties from the tenant.
6. Governing Law: This Agreement shall be governed by and construed in accordance with the
laws of Assam, India.
7. Entire Agreement: This Agreement constitutes the entire agreement between the parties with
respect to the subject matter hereof and supersedes all prior and contemporaneous
agreements and understandings, whether written or oral, relating to such subject matter.

IN WITNESS WHEREOF, the parties hereto have executed this Agreement as of the date first above
written.
