Introducing Koto’s pioneering and sustainable
modular home: YKSI (‘first’ in Finnish), our first
house design. Developed with an emphasis on well-
being and health.

The buildings are constructed off-site in our

partnering factory. The volumetric elements are
then joined together once they reach the site. This
process dramatically reduces the amount of on-site
disruption, minimises waste and improves energy
efficiency.

Collaboration with Habitat First
Birchwood, North Devon
The Tree House is a generous 3-bedroom dwelling.
The unit is split over two storeys and provides
spacious living spaces that form a strong connection
to the outdoors.

The tree house has a sublime sculptural form

inspired by mature woodland. The vertical emphasis
of the cladding, fenestration and balconies relate
to the tree trunks of the surrounding woodland.
The various scales of verticality are closely linked
to the hierarchy of tree structures of trunks, bows,
branches and leaves.

The building structure is almost entirely timber

based which means that significant amounts of
carbon are captured in the fabric of these homes.

 Falcon House
Collaboration with Habitat First,
Birchwood, North Devon
The Falcon house is a flexible 2 or 3-bedroom house.
There are two options for ground floor layouts and
the overall form can be flipped to provide a more
dynamic composition between buildings.

The design is based on an upside-down house

typology that works around a dynamic cantilevered
form with large open-plan living accommodation on
the first floor.

By simply twisting the upper unit as it is lowered

onto the lower one, the building form is made far
more dramatic and allows for two roof terraces to
be integrated as well as covered areas below for
entrances and external terraces.

Koto collaborated with US startup Abodu, designers
of backyard homes and guest houses.

We worked closely with Abodu to bring their

award-winning design to the Californian coast by
developing a backyard home that is both beautiful
and functional.

Koto’s modular concept allows for flexible

living. 1, 2, 3 or 4-bed combinations with
additional ‘add-ons’ including outdoor
showers and saunas. Thinking about
each living space as a separate design
exercise has allowed us to create unique
experiences in each one.

Throughout the buildings, expansive

concealed storage walls maximise floor
space and maintain the clean aesthetic.

The space is flooded by natural light, cosy

nooks and generous bespoke window seats,
maximising use of space whilst connecting
the user to the outside world. Although
working with a relatively small footprint,
the tall diagonal ridge opens up the spaces
dramatically.

becoming hugely popular. The idea behind
it is to offer employees autonomy and more
flexibility in choosing how, when and where
they work.
Our Pari cabin is designed to be your new
home office. Research has proven that
people are more productive when they are
able to see nature and work in a way that
suits their lifestyle.

Ilo

Our inspiration was to create a beautiful space

that both children and adults can claim as their
own. As well as a place for young ones to play,
grown-ups can enjoy its elegant and striking
sculptural form.

Our ilo playhouse is handmade in the UK using

locally sourced larch timbers, recycled rubber
flooring and natural paints and finishes.

It is a space that can be used for reading and

play, which is open enough to not feel isolated. It
connects parents to children whilst maintaining
their independence.

 Sauna

Named Loyly, which translates from Finnish

to “a cloud of steam” or put differently “the
envelope of heat and steam that surrounds you
in the sauna as water is poured onto the hot
rocks.”

The timber-clad mono pitched building is in

keeping with Koto’s Nordic aesthetic. Built to
withstand harsh weather, the wood fired sauna
provides shelter, warmth and an opportunity to
fully immerse in nature. That is the heart of the
ethos at Koto.

They are a sculptural interpretation of the small

buildings that you see across Europe, from
Bothys to Alpine huts and Norwegian Hytte.
These small pitched roof buildings are an integral
part of the landscape.
