SALE DEED
This Sale Deed is made and executed on this the 16 th day of March 2024, at S.R.O
Patanchervu, Sangareddy, Hyderabad by & between:
1. Sri.Kasani Srinivas S/O: Sri.Ramanjaneyulu aged about 42 years,
Occupation: Business, R/o. H.No.1-36/7, Makta Mehboobpet,
Serilingampally Municipality, Rangareddy District, Telangana State-500019.
(Aadhar No. 8320 9834 4748).
2. Sri.Kasani Sridhar S/O: Sri.Ramanjaneyulu aged about 39 years,
Occupation: Business, R/o. H.No.1-36/7, Makta Mehboobpet,
Serilingampally Municipality, Rangareddy District, Telangana State-500019.
(Aadhar No. 5355 9608 5977).
All of them are Represented by their AGPA holder,
3. Sri. Marineedi Sathish Kumar S/o. Sri. Swamy Naidu Marneedi aged about 47
years residing at Flat No.2601 LH15, Lanco Hills, Manikonda, Hyderabad-
500089. Aadhar No. (8355 6415 7645). Registered A.G.P.A at S.R.O
Patanchervu, Sangareddy, Hyderabad. Document No.7045/2024, 07th March
2024.

(Hereinafter referred to as the VENDORS/OWNERS which term shall mean and


include all their heirs, assigns, successors in interest, legal representatives, etc.)

No.H1107, Rajapushpa Atria, Golden Mile Road, Kokapet, Gandipet Mandal,
Rangareddy Dist., Telangana-500075 Represented by its Managing Partner: Sri.
Daneswara Rao Chapalamadugu, S/O: Sarveswara Rao, Aged about 43 years, R/O:
Flat No.2-44, Satyanarayana puram, Bethupalle, Khammam, Telanagana-507303, Aadhar
No. (2494 3690 4105).
(Hereinafter called the "PURCHASER/VENDEE" which term shall mean and
include all their heirs, successors, executors, administrators, legal
representatives and assigns etc., of the OTHER PART;)

(The Vendors and vendee shall hereinafter collectively be referred to as the


“Parties” and individually as a “Party”.)
It is represented that the owners/Vendors have acquired title to the schedule
property is in the following manner:
1. Flow of title to the present Extent
1.1. Originally, Mr. D. Ramakrishna Reddy, son of the late Pullareddy, was the
rightful owner and possessor of a piece of land admeasuring 1 acre and
32 guntas, located in survey numbers 107 and 108 in Ameenpur village
and Mandal (formerly Patancheru Mandal, Medak District) Sangareddy
District. He transferred ownership of the said land to Ms. T.V.Vijaya,
daughter of the late V. Rama Somayajulu, through a registered Sale deed
numbered 328 of 1997 dated 29-01-1997, recorded in the registrar office
in Sangareddy.

1.2. It appears that Ms. T.V. Vijaya, the daughter of the late V. Rama
Somayajulu, has entered into an Agreement of Sale cum GPA with Sri. P.
Narender Reddy for her portion of the land admeasuring 1 acre and 32
guntas, which includes plot No's. 195, 199, and 200. This land is situated
in survey numbers 107 and 108 in Ameenpur village and Mandal,
Sangareddy District (formerly Patancheru Mandal, Medak District). The
Agreement of Sale cum GPA allows Sri. P. Narender Reddy to act on
behalf of Ms. T.V. Vijaya, including the authority to sell the land. This
agreement has been registered under Doc. No. 6818 of 2006 in the office
of the R.O. Sangareddy.

1.3. Thereafter, On June 7th, 2007, Sri. P. Narender Reddy completed a Sale
deed for the Larger Extent of House plots numbered 199 and 200. These
plots have a total area of 608 square yards, with each plot measuring
304 square yards. This is equivalent to 508.34 square meters. The plots
are located in survey numbers 107 and 108 in Ameenpur village and
Mandal, (which was formerly known as Patancheru Mandal, Medak
District), Sangareddy District. Sri. P. Narender Reddy sold the
aforementioned property to Sri. Kasani Srinivas and Sri. Kasani Sridhar
(VENDORS), sons of Sri. Ramanjaneyulu, for a valuable consideration as
an absolute sale. The sale was executed through a registered sale deed,
documented as Doct No. 12473 of 2007, and registered in the office of
the R.O. Sangareddy.

1.4. Pursuant thereto, One M/S. REDSOIL INFRATECH LLP, represented by


Mr. Sathvik Pemmasani, son of Siva Kumar Pemmasani, has approached
the aforementioned vendors with a proposal to develop the open plots
numbered 199 and 200 for the construction of a residential complex.
They have agreed to fund the project themselves and have signed a
Development Agreement cum General Power of Attorney with Mr.
Kasani Srinivas and Mr. Kasani Sridhar (VENDORS) for the construction of
the building on Plot Nos. 199 and 200. These plots have a total area of
608 square yards, with each plot measuring 304 square yards, equivalent

to 508.34 square meters. The plots are situated in survey numbers 107
and 108 in Ameenpur village and Mandal, Sangareddy District, as per
Development Agreement cum General Power of Attorney Doct. No.
21656/2021, dated 11th June 2021, registered at S.R.O, SANGAREDDY.

1.5. It seems that GHMC granted permission under File


No.726/BP/DTCP/3121/0008/2021, Permit No.29/BP/3121/2022, dated
19th February 2021, for the development of a Residential Complex with
Stilt + 5 upper floors, known as "SHIVA ELITE". The Sellers acquired an
Occupancy certificate through GHMC Proceedings
No:0039/OC/3121/2023, dated 08/04/2023.

WHEREAS:

1.1. Whereas The Vendors are the sole and tranquil proprietors of residential
flat numbers 102, 103, 201, 302, 303, 401, 501. These flats measure
1000 Sq.ft, 1000 Sq.ft, 1120 Sq.ft, 1000 Sq.ft, 1000 Sq.ft, 1120 Sq.ft, 1120
Sq.ft respectively. They are located within the construction of the
residential Complex named “SHIVA ELITE” on Plot Nos. 199 and 200
situated in survey numbers 107 and 108 in Shanthi Sree Nagar of
Ameenpur Village, Ameenpur Mandal, under GHMC Ameenpur Circle,
Sangareddy District as per Development Agreement cum General Power
of Attorney Doct. No. 21656/2021, dated 11th June 2021, registered at
S.R.O, SANGAREDDY.

1.2. Whereas The apartment unit identified as Flat No.201 on the 2 nd Floor in
"Schedule B" of the property is designated to the Vendors as the
landowners in accordance with the registered Development Agreement
cum General Power of Attorney Document No. 21656/2021, dated June
11, 2021, registered at the Sub-Registrar's Office in SANGAREDDY.

1.3. Whereas the first and second parties have entered into an Agreement of
Sale cum General Power of Attorney with the third party dated March 7,
2024, and registered Vide. A.G.P.A Document No. 7048/2024 at S.R.O
Patanchervu, Sangareddy. This agreement pertains to the sale of a semi-
furnished Flat No. 201 on the 2nd Floor of the "SHIVA ELITE" building.
The flat, which has a built-up area of 1120 Sq. Ft. including common
areas, also includes one car parking space and a proportionate undivided
share of land measuring 43.65 Sq. Yards. This land is part of a larger plot
measuring 608 square yards, specifically located on Plot Nos. 199 & 200,
in Survey No's. 107 and 108 in Shanthi Sree Nagar of Ameenpur Village,
Ameenpur Mandal, under GHMC Ameenpur Circle, Sangareddy District,
upon receipt of the entire payment, have received the total amount and
both parties, One and Two, have duly acknowledged this in the Deed.

1.4. Whereas the party three have offered to sell/Register the Flat No.201,
more particularly described in the schedule hereunder and
hereinafter referred to as “The Schedule Property”, for a total sale
consideration of Rs.25,00,000/- (Rupees Twenty five Lakh Only) to
the VENDEE, and the VENDEE herein has agreed to purchase the
schedule mentioned property for the said sum on the terms and
conditions hereinafter mentioned.

NOW THIS SALE DEED THEREFORE WITNESSETH AS UNDER;


1. THAT in pursuance of the said agreement and in consideration of the said
sum of Rs.25,00,000/- (Rupees Twenty five Lakh Only) the PURCHASER
has on this day paid a sum of Rs.25,00,000/- (Rupees Twenty five Lakh
Only) the receipt of which sum the VENDOR hereby accepts, admits and
acknowledges, Vendors hereby convey, transfer and assign all their
title, right and interest over the schedule property together with
Rights of easements and appurtenances unto and to the use of the
Vendee .

2. That the Vendors have this day delivered the vacant, physical and peaceful
possession of the Schedule Property to the Vendee TO HAVE AND TO HOLD
the same absolutely and forever, which is more fully and specifically
delineated and described in Schedule Property.

3. That the Vendors have paid all the taxes, cess, dues etc., in respect of the
schedule mentioned property up to date of registration of Sale Deed.

4. That the rights, titles, interests, easements, privileges, appurtenances,


liberties, enjoyments and possessions are hereby transferred and subsist in
favour of the Vendee absolutely and forever.

5. That the Vendors hereby declare and covenant with the Vendee that the
schedule mentioned property is free from all encumbrances, charges, prior
sales, gifts, mortgages, liens, court attachments and litigations etc., and the
Vendors have full power and absolute authority to sell the said premises to
the Vendee absolutely and forever.

6. That the Vendors hereby undertake to indemnify and keep the Vendee
indemnified against all the losses, costs, expenses, damages sustained if any
to the Vendee on account of any defect in title of Vendors or if the Vendee is
deprived from the part or whole of the schedule property, the Vendors shall
compensate against the same at all times with the personal or other
property.

7. That the Vendors further declare and covenant with the Vendee that they
will execute any further deeds of assurance to strengthen the title of the
Vendee at the cost and expenses of the Vendee.

8. The Vendee shall be the joint owner of schedule land along with other Flat
owners of the building complex and the land is for the common use of the

9. The vendor(s) here by declare that the site described in ‘A’ schedule property
is not in assigned land within the meaning of A.P Assigned Lands (Prohibition
and Transfers) Act 9 of 1977 and it is also not sold to anybody or under
mortgage to Govt. / Agencies / Under takings.
SCHEDULE ‘A’ PROPERTY

All that the Part of House plots bearing numbered 199 and 200. These plots have a
total area of 608 square yards, with each plot measuring 304 square yards. This is
equivalent to 508.34 square meters. The plots are located in Shanthi Sree Nagar of
survey numbers 107/Part and 108/Part in Ameenpur village and Mandal, (which was
formerly known as Patancheru Mandal, Medak District), Sangareddy District. and
bounded as follows:
NORTH : OWNERS PROPERTY.
SOUTH : ROAD.
EAST : NEIGHBOURS PROPERTY.
WEST : ROAD.
SCHEDULE ‘B’ PROPERTY HEREBY AGREED TO BE SOLD
All that the Flat bearing No. 201 on the 2nd Floor, in the building known as SHIVA
ELITE, having a Super Built up area of 1120Sq. ft., Including Common Areas along
with Car Parking Area in Stilt Floor, together with proportionate Undivided share of
land admeasuring 43.65 Sq. Yards., 36.49 Sq. Meters, out of 608.0 Sq. Yards., on Plot
No’s.199 and 200 are located in Shanthi Sree Nagar of survey numbers 107/Part and
108/Part in Ameenpur village and Mandal, Sangareddy District, and bounded as
follows:
NORTH : OPEN TO SKY.
SOUTH : OPEN TO SKY and 40’Road.
EAST : OPEN TO SKY.
