DEED OF ABSOLUTE SALE OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed by and between:

MARSHALL D. GARP, of legal age, Filipino, Single, and


residing at Barangay Commonwealth, Commonwealth Ave.,
Quezon City hereinafter referred to as the SELLER,

-and-

SABO P. ACE, Filipino citizen, legal age and residing at


Barangay Tambo, Paranaque City; hereinafter referred to as the
BUYER.

WITNESSETH:

That the SELLER is the sole and exclusive owner of a lot only
property situated in Barangay Holy Spirit, Quezon City covered by
Transfer Certificate of Title No. T-12345, and more particularly
described as follows:

"A PARCEL OF LAND (Lot No. 20074-B of the subdivision


plan Psd-08-01-005503, being a portion of Lot 20074)
situated in Barangay Holy Spirit, Quezon City, containing an
area of 700 square meters more or less."

NOW THEREFORE, in accordance with the executed Contract


to Sell dated November 20, 2023 between the SELLER and the
BUYER, for and in consideration of the premises, and more
specifically of the sum of TWENTY MILLION PESOS ONLY
(P20,000,000.00) only, Philippine Currency, the receipt whereof
is hereby acknowledge by the SELLER from the BUYER to the entire
satisfaction of the SELLER, said SELLER does by these presents,
SELL, TRANSFER and CONVEY in a manner absolute and
irrevocable unto the BUYER, his heirs and assigns, the above parcel
of land.

That the SELLER hereby represent and warrant that he has a


good, valid, and subsisting right, interest, and title to the above-
described property herein sold to the BUYER; that the above-described
parcel of land is free from any and all liens and encumbrances
whatsoever; and that there is no pending, threatened or imminent
action or controversy, whether administrative or judicial, involving or
affecting the above-described property.
That the SELLER undertakes and agrees to defend the title to the
above-described property herein sold to the BUYER against any and all
claims of third persons or entities, and to defend the BUYER against
all actions for eviction. Further, the SELLER undertakes and agrees to
execute, secure and/or deliver any and all documents, contracts,
agreements and/or other writings to complete and guarantee the title
of the BUYER to the above-described property so that it may be validly
and effectively transferred to and registered in the name of the BUYER.

IN WITNESS WHEREOF, the parties have hereunto set their


signature this 1st day of March, 2024 at Quezon City, Metro Manila,
Philippines.
