EDGE
EDGE, an innovation of International Finance
Corporation (IFC), is a green building certification
system focused on making new residential and
commercial buildings more resource-efficient.
EDGE is comprised of a web-based software
application, a universal standard and a certification
system.
The EDGE software application is free at edgebuildings.com. Within minutes, a building designer can
determine the optimum combination of design strategies for the best return on investment. Based on a building’s
parameters, the EDGE software discovers energy- and money-saving design opportunities through region-
specific and use-based analysis. As a free design tool, EDGE presents hypothetical costs, savings and payback
periods for green building measures (e.g., low-flow taps and solar connectors), helping developers and buildings
make the business case for green building.

EDGE is a green building certification system that allows design teams and project owners to assess the most
cost-effective ways to incorporate energy and water saving options into homes, hotels, hospitals, offices and retail
spaces.

Projects that achieve a 20 percent projected reduction in use of energy, water and embodied energy in
materials compared to conventional buildings are eligible for EDGE certification. Certification is offered at a
modest cost by GBCI in order to validate project achievement for financial and community stakeholders.

LEVEL 3: Zero Carbon
Requirements
EDGE Advanced with 100% renewables on-site or off-site,
or purchased carbon offsets to top off at 100%. All energy
must be accounted for, including diesel and LPG.

At least one year after final EDGE certification with 75%


occupancy, when operational data must be submitted.

Renewal

Every four years with 100% renewables and every two years
with purchased offsets

Approximately $1,000, depending on certifying partner (in


addition to registration and certification fees).

recognized symbol of sustainability achievement, and it is backed
by an entire industry of committed organizations and individuals
paving the way for market transformation.

milestone in the built environment’s alignment with a low -carbon
future and addresses critical imperatives such
as equity, health, ecosystems and resilience
• The Philippine Green Building Initiative (PGBI) is a non-profit, voluntary group of professional associations involved with the
built-environment who share a common concern on the impacts of global warming and climate change.

• PGBI’s story began in 2008 when a group of engineers and architects sought to create an industry body that will address the
effects of climate change on the built environment in the Philippine setting. This started a conversation on green buildings
and related issues such as greenhouse effect, global warming, high electricity rates, air pollution, high mortality rate in
respiratory ailments in highly urbanized areas, and various factors needing immediate attention.The following year, ASHRAE
Philippines, PSVARE, and the United Architects of the Philippines –the three main proponents–agreed to involve other
pioneer organizations into the movement.

• The Philippine Green Building Council


(PHILGBC) was incorporated on March 22, 2007
as a national non-stock, non-profit organisation
that promotes the sharing of knowledge on
green building practices to the industry to
ensure a sustainable environment. It was
organised to serve as a single voice in the
promotion of holistic and market-based green
building practices, to facilitate the sharing of
green building information and practices in the
building industry, and to serve as a non-
partisan venue for the development of a green
building rating system.

Incentive
The government of the Philippines supports green
building initiatives and provides incentives for
developers to use sustainable practices. For
example, the Board of Investments (BOI) gives tax
incentives to developers who get green building
certification for their projects. These incentives can
include lower taxes, fewer fees, and faster permits.
The Department of Energy (DOE) also encourages
energy-efficient buildings through the Energy
Conservation Building Code (ECBC). The ECBC sets
standards for how much energy commercial
buildings should use. This helps promote
sustainable building practices in the real estate
sector.
