WHAT
IS ZONING

Zoning is the division of a city/


municipality into zones or sub-
zones.
•Agricultural
•Residential
•Commercial
•Industrial
•Forest
•Institutional, and etc.
BENEFITS

Enhancing the land use of each zones depending on their


suitability and capability
Promotion of public health and safety through compatible
arrangement of various land uses
Preserving the desirable characteristics and real estate values
of such zones
Development proposals to public and private lands in an
adequate manner

CONSTITUTION

“The use of property bears a social function and all


economic agents shall contribute to the common good.
Individuals and private groups, including corporations,
cooperatives and similar collective organizations, shall
have the right to own, establish and operate economic
enterprises subject to the duty of the state to promote
distributive justice and to intervene when the common
good demands.”

RECLASSIFICATION OF
LANDS

A city or municipality may, through an ordinance


passed by the Sanggunian after conducting public
hearings for the purpose, authorize the reclassification
of agricultural lands and provide for the manner of
their utilization
•economically feasible and sound for agriculture
•greater economic value

The Sangguniang Bayan, as the legislative body of


the Municipalit, shall:
-prescribe reasonable limits and restraints on the

ZONE BOUNDARIES
REGULATIONS
Regulations in Base Zones- they are provided with allowable uses and
regulations on building density and bulk, among others

Regulations in Forest Zones- should include regulations for protection


and preservation forests in accordance with relevant provisions

Forest Reserve Sub-Zone- these are permanent forests wherein there


should only be reforestation, religious ceremonies of IP, burial sites of
IPs, and scientific studies that does not involve alterations

Building Regulations- all buildings should be designed, constructed, and


operated in accordance with the requirements of the governing
authority
