LAND SURVEY
The is the scientific process of measuring the dimensions
of a particular area of the earth's surface

a natural person equipped with professional expertise
in the field of surveying

GEODETIC CONTROL SURVEYS

PROJECT CONTROL SURVEYS


a survey conducted in areas with limited geographic coverage.

CADASTRAL SURVEY
A survey made to determine the metes and bounds of all parcels
within an entire municipality or city for land registration and other
purposes.

Numerical Cadastre- bearings and distances of individual lots


are determined from the computations based on actual
ground survey.

Graphical Cadastre- bearings and distances of individual lots


are determined from photo maps and other graphical methods

Cadastral Map (CM)- a map made as a result of a cadastral


survey
ISOLATED SURVEY
A survey made to an isolated parcel of land used for agricultural,
residential, commercial, or other purposes covering areas not more
than 1,500 hectares.

Public Land Survey- survey covering all A and D lands that are not subject to
private rights and public use pursuant to the provisions under public land laws.

Private Land Survey- survey covering lands claimed or owned by an individual, a


partnership, a corporation, or other forms of organization for the purposes of original
registration.

Government Land Survey- surveys of parcels of land administered or owned by the


government or any of its branches.
OTHER TYPES

OF LAND

SURVEY
Mineral Land Survey - a survey of all mineral lands within private and
public lands for permits, licenses, and others pursuant to the Philipines
Mining Act of 1995.

Forestlands and National/Protected Areas Delimitation Survey - a survey to


determine the boundaries of forestlands and national parks/protected areas
from agricultural (A and D) lands.

Boundary Survey- a survey to determine the length and direction of landlines and to
establish the position of these lines on the ground.

Topographic Survey - measurements of the vertical elevation of the surface being


surveyed as well as the artificial structures on it.
Hydrographic Survey- a survey to determine bodies of water for navigation, water
supply, or underwater constructions.

Route Survey- a survey necessary for the location and construction of highways,
railroads, canals, transmission lines, and pipelines.

Astronomical Survey - a survey o determine the mapping of regions of the sky using
telescopes.

SURVEY
Monument- any concrete object set permanently in the ground to mark the
boundary corner of a lot.

Muniments of Titles- deed and other documentary evidence of title or ownership to


land

Survey Plan- a two-dimensional map showing the metes and bounds of a surveyed
parcel or parcels of land and other pertinent information.

Reference Point - a point appropriately marked on the ground with an established


horizontal and vertical position.

of the property.

All parcels of land exist in relation to the parcels surrounding
them. If errors occur, an accurate land survey will be
responsible to resolve any conflicts between property lines.
RELATIONSHIP OF OCCUPIED LINES TO
RECORDED LINES
there are real-life instances in which some owners go over past their
recorded lines. Therefore, a land survey of each property owner
should always show the occupied lines, the deed record lines, and
the monument of the property.

THE LOCATION OF PHYSICAL

rights in his/her property, an accurate land survey is a must to be
knowledgeable about the further rights he/she can benefit from
