Rental Agreement - Sanjeet Mohanty and Anand - 2020-21
The terms FLAT OWNER and TENANT shall wherever the context so
permits and requires mean and include themselves, their legal
representatives, respective heirs, executors, administrators and assigns
and succession in interest.
4. The Rent for the Tenancy shall be paid Rs.8,500/- (Rupees Eight
thousand and Five hundred only). The Tenant shall pay the rent for
the portion on or before 3rd day of every succeeding month.
5. The advance amount for the Tenancy shall Rs. 30,000/- (Rupees
Forty thousand only) by way of cash / cheque / RTGS to the FLAT
OWNER and for the receipt of which sum the FLAT OWNER made
and endorsement in this agreement. The above said advance
amount shall be liable to be returned by the FLAT OWNER to the
Tenant on the date of the termination of this agreement, which
shall not carry any interest.

7. The Tenant shall not convert the purpose of the said tenancy
without the written consent of the FLAT OWNER and shall be liable
for eviction in contravention for the same.
8. The Tenant shall not let out the tenancy portion or its part for sub
lease or transfer the tenancy to anybody and shall be liable for
eviction in contravention of the same.
10. The Tenant shall pay the Electricity charges consumed for the
tenancy portion out of his own cost to the Tamil Nadu Electricity
Board, by way of paying by the card given to him.
11. The Tenant shall pay the maintenance charges of Rs. 1,200/-
(Rupees One thousand and two hundred only) to the Landlord every
month regularly, which is included in the Rs. 8,500.
12. This rental agreement is valid for 11 months and can be renewed
thereafter with mutual consent. The Rent will be increased at 10%
after Eleven months.
13. The Tenant shall not utilize the tenancy portion for any illegal or
immoral and commercial purposes and liable to be evicted from the
tenancy for the contravention of the same.

14. The Tenant shall not keep any explosive substance or materials
which cause danger to the human life and liable to be eviction from
the Tenancy for the contravention for the same.
15. The tenant shall not disturb the occupants of other flats in the said
premises and as well the adjoining neighbors in any manner
whatsoever
16. The FLAT OWNER and the Tenant mutually agreed that three
months notice shall be given by each other for eviction.
17. The FLAT OWNER and the Tenant agreed that subject to there
mutual consent the period of tenancy may be extended with
increase in the monthly rent and the terms of the amended or
modified terms and conditions.
18. The Tenant must do the painting the portion after vacating the
portion.
