With the majority traffic patterns coming from Hwy 24, this seems
Primary Site Entry Location for Commercial Buildings to be the most apt location for the commercial entry onto the site.
Commercial portion of the program should be located on this side of
the site for numerous reasons. First is allowing the most amount of
Secondary Site Entry Location for Residential Buildings access to the site for its commercial purposes. This also allows the
taller commercial buildings on this portion of the site to allow for a
natural buffer from traffic sound.

Secondary Roads The private residential portion of the site should be accessed on
the south off of Centennial Drive. There is already a pocket of

The site is located in an area with good emergency


coverage. The closest fire department is 4 minutes
away and the closest police station is 8 minutes
away. The fire department is the more vital location
since police officers are often transient from their
police station. Emergency access would follow
the descriptions given on the previous sheet.

Amtrak has 29 stops in Illinois with another 9 planned. This coupled with the Sheet Content / Focus

Peoria also has a public bus systems with 20 routes including one to the
campus of Illinois Central College just minutes from our site. It is expected

American Airlines, Delta Airlines

You also cannot ignore Uber

There appears to be a pretty decent amount of trails already set up in the area. Our site Pedestrian and Bicycle
is located in a place that can connect the pedestrian/bike paths of Peoria and Washington
by creating a path that runs along Hwy 24. This would also provide a connection to Illinois
Proposed Pedestrian/Bike Route Central College as well as our site.

within our sites area. These buildings make up simple
municipal buildings for the most part. Peoria is home to a U.S.
Federal building and Courthouse. Built in 1938, it is home to
the U.S. District Court for the Central District of Illinois and is Decisions Made

Planned road construction in the area seems to be very minimal in


the future. Most of the roads that are in need of repair fall under the
City of Peoria’s limits. Hwy 24 that runs along the north side our site
is classified as needing rehabilitation or reconstruction. This appears
to be a perfect time for this site to come under construction and the
road to accommodate it. New turn lanes, traffic signals and bus curb
cuts can be made without having to rip up previously constructed
roadways.
The traffic counts are pretty light around our site, averaging Sheet Content / Focus
approximately 3,400 cars per day. The Annual Average Daily Traffic
(AADT) on Hwy 24 is higher as expected at 22,000 AADT. Most of Traffic Patterns
this is assumed to be commuter traffic to and from Peoria, primarily at
peak day and night times.
