LEASE AGREEMENT

This LEASEAGREEMENT is made and executed at Bangalore on this 13 th day of February

Hereinafter referred to as LESSEE which expression shall include his heirs,


executors, representatives, agents, Successors, administrators or assigns of the
SECOND PART

Lessor and Lessee are individually referred to as “Party” and collectively as “Parties”

1. WHEREAS the LESSOR has represented that he is the absolute & Legal owner & is
in peaceful and enjoyment of Ground, First, Second, Third and Fourth floor of the
residential building No #6 Sri Vishnu Nilayam of Survey NO 135 Ramiah Reddy
Layout, Hallasahalli Main Road Vathur, Bangalore – 560087

2. Whereas the LESSOR has offered to lease out to the LESSEE a portion of Ground
Floor of SBA approx. 200 Sq.ft of the residential building No #6 Sri Vishnu Nilayam
of Survey NO 135 Ramiah Reddy Layout, Hallasahalli Main Road Vathur, Bangalore
– 560087

3. The Lessee and Lessor has accepted to take and to Lease the Scheduled Premises
for the residential Purpose for a period from 14-Feb-2024 to 31-Dec-2024

WHEREAS THE LESSOR further assures that the schedule Premises and the land which is
situated are not the subject matter of any pending litigation, mortgage, Lien charge,
acquisition proceedings or any other proceedings/restrictions whatsoever, by reason where
of. Further there is no bar on LESSOR which prohibits to let-out/Lease out the same to the
LESSEE for the aforesaid purpose.

WHEREAS the parties hereby agree the terms of the LEASE AGREEMENT as agreed
between LESSOR and LESSEE

1.) Scope
The LESSOR has agreed to lease the scheduled premises to the LESSEE and LESSEE has
agreed to take the same on lease and it is clearly agreed between the parties that the
agreement is always subjected to the LESSORS Title to the SCHEDULED PREMISES.

2.) Lease Area


The LESSOR shall lease out the SCHEDULED premises, a portion of Ground Floor of a
single room of the residential building No #6 Sri Vishnu Nilayam of Survey NO 135 Ramiah
Reddy Layout, Hallasahalli Main Road Vathur, Bangalore – 560087

3.) Lease Period

4. The lease of the SCHEDULED PREMISES shall be for a period from 14-Feb-2024 to
31-Dec-2024 the Lease commencement date as It is agreed by both the parties that,
after the expiry of the aforesaid lease period, the decision of renewing/termination
shall be on mutual decision by the LESSOR AND LESSEE.

4.) Possession and Lease Commencement date


This Lease shall be valid for a from commences on 14th February 2024 and expires on 31th
December, 2024

In the event of the LEASE TERMINATION the LESSOR AND LESSEE shall issue at least
three (1) months written notice. On request of a Written notice, the LESSEE has agreed to
return the home in a peaceful possession only after refunding the said refundable deposit as
per Clause 5.

5.) Refundable Lease amount


The Lessee had deposited Interest Free Refundable Security Deposit of Rupees Two Lakh
and Fifty thousand only(Rupees 2,50,000)and by way of security for the due observance and
compliance of terms and conditions of this indenture.

On expiry of lease period or sooner vacating the scheduled premise it is agreed between
both the parties that

LESSEE shall handover charge of the Schedule Premises to LESSOR simultaneously as


per the above Security Deposit to the Lessee. Once the Lessor refunds the security deposit
to the Lessee, the Lessee shall vacate the premises in 48 hours and handover the premises
to the Lessor as the time of handover with normal wear and tear

If in case the Lessee is willing to Vacate the premises and has provided 1 months written
notice in advance and if in case the lessor fails to refund the entire security deposit, 2% of
late interest fee will be charged per month by the lessor until the deposit is returned.

6.) CORPORATION TAXES


During the entire term of the lease, the LESSOR will pay all the coporation taxex to the
BBMP or concern authority in respect of the whole bulding including the schedule premisis

7.) Electricity
The LESSOR has provided a separate electricity meter and the actual electricity
consumption charges will be paid as per the meter by the Lessee to the concern department.

8.) Repair and Maintenance


The Lessee shall be responsible for all day to day repairs and Maintenance of the said
premises for major repairs such as leakage of pipes, structural damage. The Lessee shall
inform the Lessor of the defect if any or upon thereof by the Lessee. The Lessor shall carry
out such repairs and damage or replacement as long as the said damage as not been
caused due to any act of the Lessee

9.) Painting of the Scheduled Premises


The Lessee agreed that at the time of vacating the scheduled premise the Lessee will not
get the painting of the scheduled premise as the House was not painted while Handing over.
The Lessee shall continue to maintain the possession and enjoy the premises as the lease.

10.) Sell/Transfer
In case the Lessor want to sell/Transfer or otherwise part with symbolic possession of the
said premise to any third person during the duration of the lease or during the extended
period of the lease, the lease shall continue to remain in possession and enjoy the premise
as a Lessee. The Lessor, Successor shall be bound by the term of this Lease agreement
and shall step into the shoes of Lessor

11.) Notice in Correspondence


The Lessor and Lessee are entitled to terminate the Lease agreement by giving 3 months
advance notice in writing and the notice will be binding by each other. If they accept and
acknowledge the same

12.) Court of Jurisdiction


All disputes and difference between the parties here to regarding the interpretation scope or
effect of any of the term and condition herein contained or in any way touching or concerning
these presence shall be the courts at bangalore shall have Jurisdiction to entertain all
actions ,suits and proceeding rising out of these presence

13.) Agreement Copy


The Lease agreement is drawn on executed in one ordinal set. Orginal set shall be retained
by the Lessee and duplicate set shall be retained by the Lessor.

14.) Scheduled Premises


the SCHEDULED premises, a portion of Ground Floor of the residential building No #6 Sri
Vishnu Nilayam of Survey NO 135 Ramiah Reddy Layout, Hallasahalli Main Road Vathur,

Bangalore – 560087 consisting of 1 Bedroom, 1 Bathroom 1 Light and 1 Fan and 1 wardrobe
without Lock and Key Facility.
