SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, ALBERT VENANCIO G. DUMALAOG, of legal age, Filipino, married,

and a resident of 1040 Sta. Rita St., Malinta, Valenzuela City, do hereby NAME,
CONSTITUTE, AND APPOINT ARCHIE L. TOMINES , likewise of legal age, single,
Filipino, and a resident of 2221-G Callejon 11, Delpan St., Santa Ana, Manila, to
be our true and lawful Attorney-in-Fact, to do and perform the following:

1. To SIGN, TRANSACT, EXECUTE, and RECEIVE all the permits, utilities and
other documents needed for the Proposed Two-Storey Residence
project, in Bato Bato Dr., Pasong Tamo, Tandang Sora, Quezon City.

2. To perform such acts as maybe necessary and required in the

execution and accomplishment of the powers given to him.

HEREBY GIVING AND GRANTING unto said Attorney-in-fact, full power

and authority to perform each and every act and thing whatsoever requisite
or necessary to be done in and about the premises, EXCEPT TO SELL, LEASE,
TRANSFER OR OTHERWISE DISPOSE OWNERSHIP, RIGHTS OR POSSESSION TO THE
SAID HOUSE, as fully to all intents and purposes as our might or could as if
personally present and acting, and hereby ratifying and confirming all that our
said Attorney-in-fact shall lawfully do or cause to be done under by virtue of
these presents.

This SPA and authorization shall expire automatically on 31st of

December 2024.
