Design Problem: Intelligent High-Rise Mixed-Used Development: Residential, Commercial,

Entertainment and Leisure

Definition:
A mixed-use building might be occupied by a single owner and company operator, or a mixed-use
development project could be leased by several housing and commercial tenants. Buildings and blocks in older
inner-city business areas are frequently redeveloped as part of mixed-use developments. However, in both urban
and suburban areas, new mixed-use development is being built.

Problem Statement:
The Local Government of the City of Ilagan has decided to conduct a design competition for its High-
Rise Mixed-Used Development: Residential, Commercial, Entertainment and Leisure, as part of the
Goal set by the LGU, the development should possess its goal set forth, “Ilagan towards a Liveable City
2030: Competitive. Sustainable. Resilient”. The proposal will be located in Brgy. Lulutan, City of Ilagan,
Isabela, where the focus of its development goal is on-going.
The development concept involves the identification and consideration of the existing
structures and possible construction of other LGU projects and all other environmental considerations
within the area should be included in the conceptualization process.
The designers shall provide the number of storey for the development, which should contain
40% residential, 30% commercial, 10% entertainment and 20% leisure. Total floor area for the high-rise
mixed-use will based on the proposal of the designers, and based on the percentage (%) of the
buildable area and open space arrived from its total land area.

Design Objectives:
1. To apply minimum requirements imposed by National Building Code of the Philippines (PD 1096)
and other necessary codes and laws to the design problem.
2. To incorporate intelligent building considerations and innovations in relation to “Competitive.
Sustainable. Resilient” as target of the city of Ilagan.
3. To apply green environment design.
4. To provide a solution that will make the City of Ilagan stand out among other cities not only within the
region.
