Steps in Transfering Ownership of Transfer Certificate of Title (TCT)

1. First, check all the documents, you need the Original Copy of Owners Duplicate
Certificate of TCT, Original copy of Tax Declaration, Notarized Original copy of Deed of
absolute Sale.

2. Go to the nearest BIR District Revenue Office, kung saan sa area nyo ang property ay
located. Secure the neccessary BIR forms, 3 copies each a) Payment for FINAL CAPITAL
GAINS TAX and b) payment for DOCUMENTARY STAMP TAX (BIR Form # 1706 & 2000).

3. Fill up all the form. Sa computation ng Final Capital Gains Tax will be based on the 6% of
the selling price of the property stipulated in the Deed of Absolute Sale OR based on the
ZONAL VALUATION of the property OR WHICHEVER IS HIGHER. Sa computation naman ng
Documentary Stamp Tax, it is computed 1.5% based on the selling price or zonal valuation,
whichever is higher. Kailangan meron ka palang Tax ID Number (TIN) para sa iyo ma credit
ang tax payments.

4. Submit the form to BIR RDO for evaluation

5. After evaluation sa BIR at nakuha mo na ang signature ng Revenue District Officer. Go to


the nearest BIR accredited banks for payment. After Payment go back again to get the
Capital gains tax certificate of payment.

6. After the transactions at BIR, go to the OFFICE OF THE REGISTRY OF DEEDS, submit mo
sa kanila lahat ng papeles : Original copy of Owners Duplicate Certificate ng TCT, Tax
Declaration, Deed of Sale, Certificate of Capital gains Tax payment, payment of
Documentary Stamp Tax. Then bayad ka uli ng ENTRY FEE, based ito sa selling price ng
property sa deed of sale, may table sila ng amount. Then require ka nila bayad uli ng
transfer tax (0.5 –0.75%) and title registration fee, punta ka sa Assessors Office compute
nila kung magkano ang babayaran mo.

7. After all the payments, wait ka for a couple of days para sa releasing of New TCT under
your name.
