DEED OF ABSOLUTE SALE OF PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale is made and entered by and between:

I, MARCELITA GALARIO, Filipino of legal age, widowed and with residence and postal
address at 14 P. Tupaz Kanan St.Doña Rosario Subdivision Novaliches Quezon City, hereinafter referred
to as the VENDOR;

-and-

I, EDGAR ARNOCO LATO, Filipino of legal age, married to EDNA BELTRAN LATO both
with residence and postal address at 52 P. Tupas St. Doña Rosario Subdivision Novaliches Quezon City,
hereinafter referred to as the VENDEE;

W I T N E S S E T H:

That the VENDOR is the registered owner of a parcel of land located at Doña Rosario
Subdivision, Novaliches Quezon City with TCT no. N253298 and more described as follows:

Transfer Certificate of Title No. 253298

“A parcel of land (lot 5-B-1 of the subd. plan Psd-00-063184, being a portion of lot 5-B Psd-00-
049512, LRC Rec. No. 6563), situated in Brgy. Novaliches proper Quezo City, Metro Manial, Island of
Luzon, Bounded on the NE along line 1-2 by Road lot 14 (P. Tupas Street) Pcs-4682; and along lines 2-3-
4 by lot 5-B-2 of the subd. plan, on the SE., along line 4-5 by lot 6, Blk. 14; on the SW., along line 5-6 by
Blk. 24, both of Pcs-4682; and on the NW.. along line 6-1 by lot 5-A Psd-00-049512. Beginning at a
point marked "1" on plan, being S. 29 deg 31’W., 854.73 m. from LM No. 1, Tala Estate; thence S: 69
deg. 38’E., 1.07 m. to point 2; thence S. 7 deg. 23’W., 9.81 m. to point 3; thence S. 80 deg. 16’E. 6.36 m.
to point 4; thence S. 9 deg. 44’W., 20.47 m. to point 5; thence N. 70 deg. 56’W., 7.00 m. to point 6;
thence N. 7 deg. 57’E., 29.36 m. to the o beginning, containing an area of ONE HUNDRED FIFTY
FOUR (154) SQUARE METERS, more or less. All points referred to are indicated on the plan and are
marked on the ground by PS cyl. conc. mons. 15x40 cm; except point 5 by Old PS cyl.1 conc. mons.
15x60 cm; and points 1 & 6 by Old PS cyl. conc. mons. 15x40 cm; bearings true; date of original survey,
September 1907 - March 1908 (Tala Estate) and that of the subd. survey on April 18, 2003.and was
approved on July 30”

That, for and in consideration of the sum THREE HUNDRED FIFTY THOUSAND PESOS
ONLY (Php 350,000.00), Philippine Currency paid by the VENDEE to the VENDOR. The VENDOR
agrees to sell a portion of her land (FOURTY TWO SQUARE METERS) to the VENDEE;

And for which the VENDOR fully acknowledged receipt of the aforesaid amount as full payment
from the VENDEE, by these presents the VENDOR have sold, transferred, and conveyed by way of
absolute sale unto the said VENDEE, her heirs and assigns, the certain portion of land together with all
the improvements found thereon, free from all liens and encumbrances of whatever nature including
real estate taxes as of the date of this sale..

IN WITNESS WHEREOF, the parties have hereunto affixed their signature this

BEFORE ME, for and in Quezon City, personally appeared the above name persons with their
valid IDs issued by the government respectively, know to me and to me known to be the same person
who executed the foregoing Deed of Sale of Motor Vehicle which they acknowledged before as their own
free and voluntary act and deeds.
