When you are buying to let, you'll want to know the rental yield – i.e., the return on your investment – which
is the percentage return on the money spent.

So, if you bought for $1 million and earned a rent of $3,000 per month, your gross rental yield would be
$3,000 x 12 / $1 million = 3.6%. This yield is not particularly favorable; we would consider it to be poor.
