M/s. IPS e Services Private Limited, a Company registered under the Company Act 1956, having its registered
office at 271, 7th Floor, Buidling No.02, Solitaire Corporate Park, Andheri Kurla Road, Chakala, Andheri (E),
Mumbai, India, PIN – 400093 represented by its Project Manager, Mr. Mohammad Ezaz Shaikh, S/o.
Mohammad Sayeed Shaikh, aged about 27 year; (hereinafter referred to as the TENANT) being the party of the
SECOND PART.
Whereas the Owner is the absolute owner with all rights of ownership and possession of the_Hamara Kendra,
NOW THESE PRESENTS WITNESS that the parties hereto agree, record and confirm as under:-
1. PAYMENT:
a. That the Tenant shall pay the Owner Rs.10/-(Rupees ten only) annually including of maintenance
charges . The Tenant shall not pay any Security Deposit to the Owner.
2. TENURE PERIOD:
a. The tenancy shall be in force for a period of 11 months commencing from and thus
expires by . The tenancy shall be renewed for further period/s mutually agreed
between parties on the terms and conditions.
3. MAINTENANCE CHARGES:
a. That Owner shall pay the Electricity, Telephone charges directly for the electricity consumed in the
rented premises as per the metre in respect thereof. The Owner shall pay all the Municipal and/or
any other Taxes as applicable to the property.
b. The Tenant shall be allowed to make such alterations in the premises to make it usable as his office
premises for running Permanent Enrolment centre and/or Hamara Kendra centre without disturbing
or causing damage to the main structures of the Building.
IN WITNESS WHEREOF the Owner and the Tenant respectively have hereunto set their respective hand the day
and year first hereinabove written.
