SPECIFICATIONS

SPECIFICATION FOR GENERAL CONSTRUCTION

1.01: INTENT AND APPLICATION OF THE PROVISIONS OF THIS


SECTION

A. The Scope of Work covered within this Specification is the complete construction
of the PROPOSED CENTER OF EXCELLENCE AND ASSESSMENT
CENTER.
B. This section is prepared in a concise manner, the intention of which is to save
time and effort in locating important contents within these Specifications.
C. The Executions of this Sections shall be coordinated and correlated to each
corresponding elaborated section of these same Specifications.
D. In case discrepancies exist between this section and its corresponding elaborated
sections, notifies the Architect immediately for clarification: his decision shall be
final.
E. The contractor shall bear the responsibility to check all the numbers and units as
may be indicated on the Specifications. It is understood that the Contractor shall
supply and install the actual required units as approved on the Plans.
F. Substitutions of materials or equipment of makes other than those specified in the
contract documents will be approved by the Architect for the following reasons
only:

1. That the materials or equipments proposed for substitution is equal or superior to


the materials or equipments specified in construction efficiency and utility.
2. Or that the materials or equipments specified cannot be delivered to the job site in
time to complete the work of the other Contractors due to conditions beyond the
control of the Contractor.
3. In case of a difference in price, the owner shall receive all benefits of the
difference in cost involved in any substitutions and the Contract shall be altered
by Change Order to credit the Owner with any savings so obtained.
G. To receive consideration, request for substitution shall be accompanied by
documentary proof of equality or difference in price and delivery, if any, in the
form of certified quotations and guaranteed date of delivery from suppliers of
both the proposed substituted materials and equipment.

1.02: SCOPE OF WORK

A. The contractor shall conduct thorough inspection of the existing jobsite


conditions.
B. The scope of work shall include all demolitions and additions necessary in order
to implement the whole set of approved Plans, Working Drawings and
specifications.
C. The Contractor shall secure and pay for all pertinent permit for the construction of
the building.
D. All items, which era shown on the Plans and not mentioned in the specifications,
shall be included.

1.03: WORKS, MATERIALS AND EQUIPMENT NOT


INCLUDED:

A. Complete mechanical works.


B. Loose Furniture, Accessories, Curtains, Decors, etc.

1.04: SITEWORK:

A. VISIT AND ACCEPT SITE AS IS: The following shall be included:

1. DEMOLITION WORK: complete wrecking or existing structures and


removal and disposal of demolished materials from site.
2. SITE CLEARING: Protection of existing trees or removal of trees and other
vegetation, topsoil stripping, clearing and grubbing.
3. REMOVAL OF IMPROVEMENTS BELOW AND ABOVE GRADE:
Necessary to permit construction and other work as indicated.
4. SHEETPILING, SHORING AND BRACING: Necessary to protect
existing buildings, streets, walkways, utilities and other improvements and
excavation against loss of ground or caving embankments, on account of
Contractor. Provide design drawings prepared and sealed by registered
Professional Engineer.
5. EARTHWORKS: All excavations, grading and filling inside and outside of
building limits or as shown on Plans.
a. SOIL MATERIALS:

- One (1) part escombro, two parts lastillasfor all filling jobs
done in layers not exceeding 150 mm thick, 95% compaction,
up to the elevations as per Plans.
- 100 mm thick gravel fill, thoroughly tamped for slabs and
footing resting on ground or earthfill.

b. REINFORCEMENT MATERIALS:

- Driveways Slabs: 114 mm thick with 10 mm dia. Bars at 30


mm on center both ways.

c. For finishes of DRIVEWAY, SIDEWALKS, WALKS, refer to Schedule


of Finishes.

c. Sidewalk width to be verified at site.

6. Dewatering system components to prevent surface water and subsurface water


from flowing into excavations and from flooding project site and surrounding
area.

B. TERMINATE CONTROL:

Provide soil poisoning treatment that shall prevent subterranean termites


from attacking the building on its content for a period of not less than five
(5) years and maximum of twenty (20) years guarantee.

1. Chemical to be used:

a. Water-based chemicals

(1) Benzene hexachloride- 0.3% gamma isomer


concentration.
(2) Chlordane- (75 E.C.)1.25% concentration.
(3) Dieldrin- 0.5% concentration
(4) Aldrin- 0.5% concentration
(5) Heptachlor- 0.5% concentration
b. Phospatic Compound powdered Chemicals (90% to 100% pure)-
concentration approved by U.S Federal Specification.
2. Application:

a. Soil poisoning work shall begin after all preparations for slab
placement have been completed.

b. Soil poison shall be applied only when soil is not excessively wet.

c. After grading and leveling the soil in the ground and layers of
gravel laid preparatory to the pouring of concrete, flood or soak
every square meter of floor area with soil poison working solution.

d. Thoroughly drench and saturate every lineal meter excavation for


footings, retaining walls and other foundation works with soil
poison working solution before pouring of concrete.

e. Two gallons of soil poison working solution are applied per five
(5) lineal feet and shall be applied to all areas that era penetrated
by pipes, ducts and other construction features.

f. Hollow masonry walls resting on grades have its voids treated with
one gallon of soil poison working solution per five (5) lineal feet of
walls. Poison is poured directly into the hollow masonry.

g. Prior to landscaping of the lawn, saturate every lineal meter


perimeter of the buildings, about three (3) meters wide with soil
poison working solution.

h. Treat earth thoroughly. As soon as fill is packed and leveled,


drench every one (1) square meter with soil poison working
solution.

C. FENCE AND GATES: The following shall be included:

1. Perimeter Fence with finishes and details assume on plans.


2. Pedestrian and Vehicular Gate Entrance as per design, complete with
hardware and accessories.

D. SITE SAFETY REQUIREMENTS:

1. SITE FENCING: The contractor shall, in his account, maintain


temporary perimeter fence at the construction site for the protection,
security and for the proper execution of site up keeping. Such fence
shall be build solid for its full length except for such openings as
maybe necessary for the proper execution of the work, in such case,
openings shall be provided with doors which shall be kept closed at all
times except in actual use. Fences shall be erected on the building side
of the sidewalks or walkways, which shall be made of painted 12 mm
thick plywood on structurally stable wood frames not less than 2.40
meters in height above the street curve line.

2. TEMPORARY CANOPY: If necessary the Contractor shall provide


in additional to temporary fence, a temporary canopy along the
building side of sidewalks or walkways for the protection of
pedestrians and/or along the property line for the protection of adjacent
properties from falling the debris and other similar incidents. The
protective canopy shall have a clear an obstructed height of 2.40
meters above the walkway and shall be made of sufficient strength and
stability to sustain safely the weight of materials that maybe placed
thereon, and to withstand shocks incident to the handling of such
materials or their preparation for use, and accidental jars from trucks
passing or delivering materials.

3. ACCESS PROVISION: The contractor shall provide and maintain


temporary access elements such as ramps, stairs, ladders, walkways
and bridges as maybe reasonably required within the site. Such
elements shall be constructed and be made of sufficient strength and
stability to ensure the safety of visiting owner, architect and/or
Engineer

1.05: CONCRETE AND MASONRY WORK

A CONCRETE AND REINFORCED CONCRETE:

1. All provisions of the latest NATIONAL STRUCTUTRAL


CODE FOR BUILDINGS and the AMERICAN CONCRETE
INSTITUTÉ’S BUILDING CODE REQUIREMENTS FOR
REINFORCED CONCRETE shall be made a part of these
Specifications.

2. SAMPLES AND TESTS: All steel bars, cement, gravel and


concrete samples shall be tested with reputable private testing
laboratories or with U.P. testing laboratories as required by the
City/MUNICIPAL Engineer’s Office of San Theodora.
Samples and fees to be borne by the Contractor.
3. For Schedule of Concrete and Reinforced Concrete, refer to the
CONSTRUCTION NOTES on Structural Plans.

4. MATERIALS:

a. PORTLAND CEMENT: ASTM C 150, TYPE I, RIZAL, REPUBLIC,


ISLAND brand only.
b. GRAVEL: G-1, crushed,20 mm in size for slabs, walls and columns;25
mm or foundation works and footings
c. SAND: S-1, washed, clean, greenish in color.
d. WATER: clean free of deleterious materials, which would impair strength
or bond.
e. FEINFORCING BARS (Rebar): Billet steel, structural/intermediate/high
grade, ASTM-15 deformed bars, Fy =33/40/60 ksi.,as per Structural notes.
f. STEEL TIE WIRE:Gaauge #16 G.I. Wire.
g. FORM: 12 mm thick plywood –for all exposed and unexposed concrete
surfaces, 50mm x 75mm cocolumber.
h. FORM COATINGS: Form shall be coatwed with FORMCOAT R-21 or
approved equivalent.
i. FORM TIES: shall be watertight.

5. READY-MIX CONCRETE: shall be by


PHILROCK/SUPREME/ACHIEVERS/MASSIVE/CONCRETE AGGREGATES or
approved equivalent.

6. CONCRETE TOPPING: Over membrane waterproffing

a. 25mm, 50mm thick as shown on plans


b. 75mm, thick reinforced with ga. 10x100mmx100mm welded wire mesh
for deck.

7. ALL EXTERIOR WALLS unless otherwise noted shall be reinforced concrete


wall 100/125 mm thick, with 10 mm diameter bars at 250 mm on center both ways.
Verify Structural Plans.

8. VIBRATOR: All concrete including 100 mm thick concrete slab shall be


compacted with high frequency, internal mechanical vibrating equipment supplemented
by hand spading and tamping. Vibrators shall be designed to operate with vibratory
element submerged in the concrete, and shall have a frequency of not less than 6,000
impulses per minute when submerged.

9. Refer to Structural Plans for other notes.


B. CEMENT AND MASONRY WORK

1. CONCRETE HOLLOW BLOCKS: 150 mm thick for all exterior partitions


with embedded pipe; 100 mm thick for interior wall partitions unless otherwise
noted. Use JACKBUILT / CUSTOMBUILT / ROCKBUILT / SECURITY brand
only; load bearing hollow blocks with 350 psi compressive strength.

2. All CONCRETE HOLLOW BLOCKS shall extend up to the bottom of the beam
or slab.

3. Reinforcement: Deformed Steel, Grade 33 structural grade, 10 mm diameter bars


at 800 mm on center vertical bars at every third course for 100 mm thick concrete hollow
blocks and 10 mm diameter bars for 150 mm and 200 mm thick with bar spacing same as
that of 100 mm thick concrete hollow blocks.

4. REINFORCED CONCRETE STIFFENER COLUMNS & LINTEL BEAMS: for


concrete hollow block wall with span or height of more than 4.00 meters as follows:

a. STIFFENER COLUMNS: 100 mm 300 mm (for 100 mm thick CHB) 150


mm 300 mm (for 150 mm thick CHB) reinforced with 10 mm diameter
ties @250mm on center.

b. LINTEL BEAMS: thickness varies per concrete hollow block wall x 350
mm reinforced with 2-12 mm diameter continuous bar ( top and bottom)
with 10 mm dia. stirrups, 4 at 100 mm; rest at 250 mm on center.

1.06: MOISTURE PROTECTION

A. WATERPROOFING; All applications shall be strictly as per Manufacturer’s


Specifications.

1. ROOF DECK by ESICOR


2. TOILETS ON SUSPENDED SLAB by ESICOR

B. INTEGRAL WATERPROOFING

1. SEALOCRETE,, mortar plasticizer for all exteriors plastering work


above ground floor level. Application as per Manufacturer’s
Specification.

C. DAMP PROOFING: 6 mils thick polyethylene sheet damp proofing/


SISATHENE 350/353 micrometers average thickness AHI MOISTOP 737 for
the whole basement slab/ground floor slab. Refer to SECTION 07150.
D. WATERSTOP: shall be provided for all construction and expansion joints
below grade with 3/16’ mm thick 200 mm minimum width ATLANTA PVC
or rubber stop water stop; dumbbell type wit center bulb corrugated type.

E. JOINT FILLERS: provide expansion TREMCO/EXPANDITE joint fillers for


all expansion & control joints with thickness same as the joint width
extending through the full thickness of concrete, except where otherwise
specified.

1.07 ROOFING AND TINNERY

1. LONGSPAN: Ga # 24 Pre-painted, pre-fabricated G.I. roofing


complete with accessories.

2. GUTTER, FLASHINGS, RIDGE ROLLS, HIP ROLLS etc. – 24


galvanized iron gutter with GI straps Ga. 24 pre-painted gutter.

3. PROVIDE SHEET METAL CLIPS, STRAPS, ANCHORING


DEVICES and similar accessory units for complete installation of
work.

4. Use NIKOLIT soldering lead.

5. Provide BB 25-mm / BB 50-mm thick blanket-type fiberglass


insulation, 0.36/0.73 kg/m2. With aluminum foil-backing S-882 by
ACI FIBERGLASS or equivalent.

6. See Roofing Framing Plan for rafter, purlin spacings, roof sheet
fastening and other details.

7. Submit Shop Drawing; for approval of steel roof trusses.

1.08: METALS

A. STRUCUTRAL STEEL

1. Extent of structural steel work as shown on drawing.


2. Submit Shop Drawings.

B. METAL FABRICATION

1. Submit Shop Drawings for fabrication and erection of miscellaneous


metal fabrications.
2. STEEL BAR GRATING: ASTM A 36

3. STEEL & STEEL GRILLE WORK:

a. STEEL GRILLES: Finish with manufacturer’s standard rust-


inhibitive primer and epoxy primer.

b. STEEL TRENCH GRATING COVER for exhaust passage; 6


mm thick x 25 mm flat bar at 35 mm on center.

c. HANDRAIL 50 mm Ø BI gage 20

1.09 WOOD

A. SCHEDULE OF LUMBER AND PLYWOOD WORKS

1. TANGUILE: kiln dried, for stair handrail. Tanguile jambs and headers
for all doors and accordion type wood partition.

2. TANGUILE PLYWOOD;

a. 5.5 mm thick local C grade, 3-ply, type 2 glue


b. 3 mm thick local C grade.

3. FICEMBOARD: 6 mm thick for exposed to water and weather.

4. APITONG: wolmanized with Wolman Preservative Salts solution


composed of sodium fluoride, dinithrophenol, sodium arsenate and
sodium chromate, for all frameworks such as ceiling joists, nailers,
studs, and furrings.

a. Wall framing on concrete wall: 25 mm x 50 mm, S2S at 600


mm on center both ways.

5. KILN DRIED LUMBER: shall be with 15 % maximum moisture


content only at time of dressing

6. ALL WOODS shall be of good quality and free from any defects.

1.10 DOORS WINDOWS AND PARTITIONS:

A. WOOD DOORS:
1. HOLLOW CORE FLUSH DOORS:

a. WOOD DOOR SASH: finished thickness of 44 mm,


TANGUILE kiln-dried framings consisting of end stiles,
bottom and top rails of solid pieces 31 mm x120 mm, lock
jointed to each other with at least three (3) intermediate rails of
solid single pieces.

b. Provide WOOD BLOCK where the lockset is located.

B. STEEL WINDOWS and DOORS

1. STEEL WINDOWS:

a. STEEL CASEMENT / AWNING / FIWED WINDOWS:


25.4mm (1”) deep, 3mm (1/8”) standard thickness, 22.2mm
(7/8”) Z-section / 31.75mm (1-1/4”) deep no.5173 heavy
duty Z-section, with PHIL. Made heavy-duty brass handless
with double washer hinges.

2. STEEL DOOR

a. STEEL LOWER DOOR: Tubular 50x50 mm tubular frame


3mm thick Lower plate.

b. See detail

C. FINISHING HARDWARES:

The following Hardware sets are furnished for whatever assistance it may
afford the Contractor. Verify Plans, Specifications on hardware quality
required. Should any particular item be omitted, provide such door or item
hardware same as required for similar purposes.

1. LOCKETS shall be cylindrical YALE / SCHILAGE / WEISER brand.


a. Submit keying schedule for approval. Stamp key with
identification. Verify number of duplicates.

2. DOOR HINGES shall be YALE brand.

a. LOOSE PIN BUTT HINGES

- 4 pcs, 3-1/2” X 3-1/2” butt hinges for door width of 0.80 or


more.
- 3 pcs, 3-1/2” x 3-1/2” butt hinges for door width of less than
0.80m.
- Hinges in non-ferrous metal to match finish of locks in
respective opening; ferrous hinges prime coated.
- Non-ferrous hinges for all exteriors, kitchen areas, Toilets
and Baths.
- Non-removable hinge pins for exterior doors.

3. MISCELLANEOUS HARDWARE:

All other necessary hardware such as latch bolts, catch locks, chain
door fasteners, door stops, wall stops and holders, push plates, handles,
etc. shall be type ,size and design suitable for the purpose or as
approved by the Architect.

D. GLASS GLAZING

1. PUTTY: Imported, good grade to be tested prior to installation for


STEEL windows.

2. CAULKING, SEALING AND GLAZING COMPOUND: Perimeter


sealing of PVC/ALUMINUM/STAINLESS STEEL window frames
shall be silicone sealant colored/ transparent, as much manufactured by
TREMOCO/THOMPSON/DOW CORNING.

3. GLAZING CLIPS: for STEEL windows shall be zinc-coated steel or


non-ferrous metal and shall be of types, seizes and shapes that are
suitable for the uses for which they are intended.

4. SCHEDULE:

a. 6 mm thick single glazing, CLEAR/TINTED/REFLECTIVE


glass by PPG/SAINT GOBAIN/ASAHI.
b. 3/6 mm-thick face mirror for toilets on frames with plywood
backing.

1.10: FINISHES

A. FLOOR FINISHES:

(Refer to Schedule of Finishes for locations)

1. PLAIN CEMENT FINISH: for all concrete slabs not otherwise


indicated with finishes with/without v-cut grooves as indicated on
Schedule of Finishes.

2. VITRIFIED CERAMIC TILES: 200 mm x 200/250mm unglazed


ceramic tiles on all toilets and maintenance room.

B. WALL FINISHES:

1. INTERIOR WALL FINISHES:

a. RUBBER CONCRETE FINISH: for all exposed surface of


concrete work not otherwise noted with finishes.

b. PLAIN CEMENT PLASTER FINISH: 10mm thick on


vertical concrete, on masonry and for all concrete hollow
block walls, painted finish, not otherwise noted with other
finishes.

c. GLAZED CERAMIC TILES: 200mm x 200/250mm glazed


ceramic tiles, provided tile trim for toilets.

d. TEXTURED PAINT: by BOYSEN paints or approved equal.

e. TILE ADHESIVE & GROUTINGS: by ABC, application


shall follow Manufacturer’s Specifications.

3. EXTERIOR WALL FINISHES:

a.PLAIN CEMENT PLASTER FINISH: 10 mm thick on


vertical concrete, on masonry and for all concrete hollow block
walls, painted finish, not otherwise noted with other finishes.

C. CEILING FINISHES:
1. RUBBED CONCRETE FINISH: for all exposed beams and slabs,
painted finish, not otherwise noted with other finishes.
2. FICEMBOARD CEILING: 6 mm thick, FICEM BOARD on
50mm x 50mm KD Rough Tanguile wood nailer and hangers;
closed joints with/ without v-cut grooves as indicated on plans.
3. PRISMATIC LIGHT DIFFUSERS: 3mm thick,
PRISMALENS/MOLDEX
4. WOOD MOULDING: quarter c1”

D. LAVATORY, KITCHEN COUNTERS & SLAPBOARD

1. KITCHEN / LAVATORY COUNTERTOP, EDGING &


SLAPBOARD: 200 x 200mm CERAMIC TILES.
2. VITRIFIED GLAZED TILES: 200 mm x 200 mm MARIWASA
NOVA white tiles for Laundry Sink.

GENERAL:

 Verify plans for other fiber finishes not specified herein.


 Samples of all materials shall be submitted to the architect
for approval as to color, texture, quality, workmanship, etc.
 Chamfer exposed corners and edges as indicated using wood,
metal, PVC nosing or rubber chamfer strips fabricated to
produce uniform smooth lines and tight edge joints.

1.11: MISCELLANEOUS:

A. CONSTRUCTION FENCE: submit shop drawing for approval.

B. ALL TEMPORARY LIGHTING, POWER and WATER SUPPLY within the


building premises shall be by the General Contractor and sufficient enough to
supply the requirements of other trade Contractors. The General Contractor
and all trade Contactors based the Contract Cost shall prorate the billing of
MWSS.

1.12: PAINTING AND VARNISHING WORKS:

A. MATERIALS:BOYSEN paints or approved equal. Submit samples.

B. APPLICATION: all applications and methods used shall strictly follow the
Manufacturer’s Instructions and Specifications.
C. SURFACE TREATMENT: all surfaces including masonry wall shall se
thoroughly cleaned, puttied (masilla), sandpapered, rubbed and polished;
masonry wall shall be treated with Neutralizer.

D. SCHEDULE OF PAINTING & VARNISHING FINISHES:

1. MASONRY WALL CEMENT SURFACES: all in three


(3) coats.
2. DOORS, DOORS JAMBS: putty and seal spray with
BOYSEN automotive lacquer spray / Stain Finish.
3. INTERIOR WOOD PARTITIONS: XYLADECOR wood
protection by BOYSEN.
4. STAIR AND HALLWAY WALLS: ACRYTEX
TOPCOAT by BOYSEN, semi-glossed.
5. STELL and METAL WORKS: two (2) coat red oxide
primer and two (2) coats quick drying enamel.
6. EXTERIOR WALLS: ACRYTEX TOPCOAT by
BOYSEN.

E. EXTRA COATS shall be applied to achieve satisfactory finished work.


Follow as per Architect’s instructions.

F. WATER SEAL OR WATER REPELLANTS as specified under SFM 500.


MOISTURE PROTECTION.

G. INSECTICIDE PAINTS: CUPRINOL wood preservers by DUTCHBOY for


Utility Areas.

H. Verify plans for details and location indications.
