DEED OF ABSULOTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed is made and entered into by and between:

JOSHUA REYES, of legal age, Filipino, single, and with residence and
postal address at Dao, Pagdian City, Philippines, hereinafter referred to as the
“SELLER”;

- and -

IVAN ELEAZAR SABIJON, of legal age, single, Filipino with postal

address at Margosatubig, Zamboanga del Sur, Philippines, hereinafter referred
as the “BUYER”;

WITNESSETH:

WHEREAS, the SELLER are the registered owners of a parcel of land with
improvement located at PUROK LUSARAN, DAO PAGADIAN CITY, containing an
area of FORTHY THOUSAND (40,000) SQUARE METERS, more or less and more
particular describe as follows:

TRANSFER CERIFICATE OF TITLE NO. T-123456

REGISTER OF DEEDS FOR THE CITY OF PAGADIAN

LOT NO: 6 PLAN NO: (LRA) PSD-E1233211233213

PORTION OF: BLOCK 6, LOT 6

LOCATION: PUROK LUSARAN, DAO, PAGADIAN CITY

AREA: containing an area of FORTHY THOUSAND (40,000)

SQUARE METERS

NOW THEREFORE, for consideration of the sum of THIRTHY MILLION PESOS

(50,000,000.00) Philippine currency, in hand paid in full to the SELLER and receipt of
the said amount is hereby acknowledged by the SELLER from the BUYER to their
satisfaction by these presents, the SELLER thus hereby SELL, CEDES, TRANSFER
and CONVEYS their rights, interest, possessions, participation and ownership over said
real property, in favour of the BUYER, their heirs, assigns and successors-in-interest
the above-described parcel of land including all the improvements thereon, free from
any and all liens and encumbrances whatsoever.

All expenses for registration of this Deed of Absolute Sale, documentary stamp
and transfer of title to the BUYER, shall be home by the BUYER.
 IN WITNESS WHEREOF, we have hereunto set our hands this 27th day of April,
2024 at Dao, Pagadian City, Philippines.

This instrument, consisting of three (3) pages, including the page on which this
acknowledgment is written refers to a Deed of Absolute Sale parcel of land together
with improvements, signed on each and every page thereof by the concerned parties
and their witnesses, and sealed with my notarial seal.
