(hereinafter jointly referred to as the “Purchaser”, which term shall,

unless repugnant to the context or meaning thereof, mean and


include their respective legal heirs, executors, administrators, legal
representatives and permitted assigns) of the Second Part.

The Vendor hereby agree that the receipt of the Sale Consideration
simultaneously with the execution and registration of the Sale Deed
as aforesaid shall be full and final discharge of the Purchasers’
obligations under this Agreement and the Sale Deed in respect of the
absolute conveyance of the Property Hereby Conveyed,
less the Advance Consideration paid pursuant to this Agreement,
after deduction of applicable taxes as per the NRI segment and based
on the Exemption Certificate which will be provided by the CA.

Up to date Property Tax payment Receipts

Deliver the actual physical vacant possession of the Property Hereby


Conveyed to the Purchasers at the time of the execution and
registration of the Sale Deed;

2. To appear and represent me before the necessary persons in


connection with the Purchase of the said property. To purchase
the Pay order from the bank on my behalf towards the Stamp
Duty payable for registration of the above mentioned
Apartment and also towards the Registration Fee and collect
valid receipt from the Office of the Sub-Registrar. To sign,
execute and register all papers, documents, statements,
undertakings, plans, affidavits, applications, etc., as be required
for the purchase of the said Apartment.

3. To take possession of the said Apartment and take delivery of


the title deeds from the Vendors of the said Apartment and
also sign necessary papers in respect of the same.
