The Contractor has agreed to undertake & executive R.C.C work material with labour structure of the
proposed building of “Hagawane Landmark kondhwa bk hagawane nagar near nirman pooram
society pune. The Contractor has agreed to execute the said work at the rate of Rs 797/- per sqft
Built up Area. Service Tax/ GST and other taxes will be paid extra. The details Mode of
Measurement of this Built area, Scope of work, Payment Schedule & other terms- Conditions as
agreed mutually are mention elaborately here along. And these are part & parcel of this agreement.
NOTE : work finalized material with labour .

PERIOD OF WORK :-
Commencement of work: - 10 JUN 2020
Completion of total work: - 28 FEBRUARY 2021

AREA OF BUILDING & CALCULATIONS


Approximate Slab area of each wing (footing, plinth beam, raft, vertical pardi plinth on pcc ex as per
our discussion or finalization of including built up area under work as per actual area on site
measurement & schedule of payment annexure enclosed herewith. Period given for slab casting
(included of two day for electrical work & checking of respective agencies)
 No extra charge will be given for plinth area.

The Scope of Work & Service By Contractor :-


1) The structural work to be executed by contractor includes P.C.C, footing , Plinth beams,
Columns , beam slabs, Foundation work, loft, lintel, chajjas, staircase, water tanks, lift paradi,
raft, vertical pardi, lift machine room, etc along with elevation features like fins, cornice,
bracket beams – etc.
2) The entire work shall be carried out as per architectural & structural drawings
In case of any discrepancy in drawings it shall be brought down to the notice of site in charge
immediately.
3) The entire work in sub structure like soling, P.C.C & lift paradi & Cleaning shall be done by
contractor.
4) Hacking (Min.30 to 40 numbers per square feet), material shifting & cleaning shall be
contactor duty in Sub/ Super structure.
5) All shuttering joint should be filled up by Lambi / brown tape material before casting.

6) It is expressively understood by the contractor that work man should be of the best quality &
to the entire satisfaction of the owner, Engineer in charge, Architect & R.C.C Consultant
7) The contractor is responsible wholly for his labour/persons working on site.
8) Insurance of all labour & persons should be done by the contractor at his own expenses.
Insurance policy certificate shall be submitted within 8 Days after starting the work.
9) The contractor shall appoint 1 civil engg & Supervisor full time for this work.
10) All the shuttering material shall of good quality. The contractor has to arrange steel props,
spans & H- Frame coup lock framing --- etc when site in charge think it is required to achieve
quality & safety. The entire shuttering joint shall be vertical. The edges of sides shall be at
right angles & not broken.
11) To safeguard labors & Material, Contractor must take all due precaution. He is supposed to
give helmets, safety belt, gum boots & hand gloves to his labours at his own cost.
12) All the tools & machinery shall be used at the time of concreting such as Mixer, Weigh
Batcher, Vibrator with 25, 40 & 60mm Needle (He must maintain at least one spare needle at
site) Compactor & surface vibrator---- etc.
13) The concrete shall have absolute smooth finishing. In case of honey combing it shall be
properly finished with GP2 immediately.
14) If any material is carelessly in used & wasted be by contractor it shall be debited to contractor
account.
15) Hacking pounding and curing will be in contractor’s scope.
16) It will be contractors’ responsibility to make sure that if all the extra material which is
scattered or which falls while concrete, will be assembled and kept in gunny bags.
17) Used compulsory 100% RMC with M35 gread concrete as per consultant drawing and
design.
18) Used steel as per standard fe 500 tor steel make for RAJURI, KALIKA, JSW ex or any
reputed brand.
19) Cement used only 53 gread Birla super fresh loat.
20) Crush sand, metal used VSI approved material.
21) Cube test slump test, steel test is compulsory required with record properly external consultant
or lab with submitted certificates.

MODE OF MEASUREMENT :-
1) The said built up area will be square foot area of slab cast out to out. But excluding all the ducts
2) No chajjas at beam bottom level will be measured in this built up area
3) If Ready Mix concrete is supplied by owner then Rs. 7/- per Built up area in sft shall be deducted
from the bill of contractor.
4) No claims will be entertained by owner on the basis of revision of drawing, delay from owner
side and rework due to change of decision.
5) If owner /promoter do any work within scope of contractor work, the promoter has rights to debit
worth value of amount to contractor account.
6) For water tank only bottom slab will be measured in built up area.
7) Lift machine room top & bottom slab will be measured in built up area.
8) Pergola area if any will be considered as per built up area.

PAYMENT SHEDULE & OTHER TERMS AND CONDITIONS :-


1) The Rate is fixed entire completion of project and it will not be revised under any
circumstances.
2) Tax deduction at source will be deducted from contractor account as per norms.
3) Payment will be released to contractor in stages 14 stages.
4) The retention Money of 5 % to be deducted from every R.A Bill and it will be released after
Completion of entire work and certification by All the person in charge of all the department
like store, account & engineering
5) No child labour is allowed at site and in case of any legal action the contactor shall be entitled
to punishment.
6) Entire R.C.C work shall be completed within 5 months.
7) For completion of building 5 months duration consider from foundation to Terrace slab
8) If company purchase RMC for RCC work, then it will be debited 7/- per built up area to
contractor.

PENALTY :-
Rs. 5000/- per day shall be charged for delaying up to 7 days & Rs. 10000/- per day shall be charged
after 7 days delaying any stage completion as mentioned in schedule progress & chart. The next stage
will be accounted from previous slab schedule casting day. Nothing will be charged for any delay for
Raw material failures etc.

PENALTY FOR QUALITY:-If you are not maintain good quality work for line, level,
finishing smooth surface of rcc, avoid honey combey, ex. If found any one we are debit to
you as company finalization.

Payment shall be given after Job/stage completion certificate with approvals of site
in-charge/engineer.

ACCIDENTS :-

The company shall not be responsible for any kind of accident, causing harm to life, property of
whatsoever nature and no compensation shall be claimed by you and or by any of your laborers for
the same. The entire risk and responsibility stands on yourselves. Labour license along with labour
insurance should be provided by contractor.

TERMINATION CLAUSE :-

1. If the contractor leaves the work in between for any reason / we remove the contractor/ if he
has no labor for continuous 10 days onsite, we will terminate him and keep his 5% retention
amount and extra 3 rupees which we have given for timely and quality work.
2. Along with the cost which we will bear, in case we terminate him or he leaves the work. After
all this deductions whatever payment, which is to be released will be released after 6 months
from his date of termination.

The whole rights of termination of this contract &contractor are reserved with “HAGAWANE
LANDMARK HAGAWANE NAGAR KONDHWA PUNE”
