The proposal has been designed based on our expertise and knowledge in the current market experience in providing
real estate solutions to clients all over the globe. We hope the following proposal serves to illustrate our thinking,
approach, process, and maps out the steps that will be entailed towards the successful completion of our services.

A.The scope of work : a) Sourcing properties as per clients requirement. b) Schedule site inspection process. c) Initiate
meetings and financial negotiations / liaise with authorized person/s of the short listed property. d) Submit draft
agreement for scrutiny and coordinate between both parties. e) Assistance in relevant/necessary documentation for
successful execution of transaction and Agreement to lease/sale. f) Arrange / Facilitate transfer of Payments /
Deposits. g) Joint verification of infrastructure for the proposed Option and hand over formalities

B.Financials: a) Upon successful completion of an outright transaction, Fidelitus Corp will charge a professional fee of
2 (Two) month gross rent for lease transaction and 3% (Three) of gross purchase value and will be plus GST as
applicable.
b) The fee is payable upon signing of Agreement /sale deed. The fee is subject to deduction of Income Tax (TDS) as
applicable from time to time. A GST is applicable over and above all payments due to Fidelitus Corp as per the
prevalent laws/Rules. c) All the aforesaid expenses will be paid on completion of the signing of Agreement/ sale deed.
d) All payments to be made in the name of M/s. Fidelitus Corp Property Services Pvt Ltd, payable at Bangalore by way
of Demand Draft or Account Payee Cheque.

C. General Terms: a) Client agrees to work exclusively with the properties identified/proposed by the Fidelitus Corp
for their current real estate requirement and shall not further appoint any other Consultants for the same intent or
propose. b) Client agrees to attend negotiation meetings, further communications and correspondence with Fidelitus
Corp for the short listed properties. c) Fidelitus Corp follows quality procedures and Real Estate ethics while
documentation formalities to be complied for each transaction with our clients we assist.
