Sub- Draft of offer for redevelopment of your society

Plot area after road deduction (Tentative) 10764 sq.ft


KDMC Basic Fsi -1.1 times of plot area 11840 sq.ft
Currently fsi consumed by 20000 sq.ft

Considering current net plot area of your society which is about 10764 sq.ft

KDMC provides a basic 1.1 times fsi of the land area which is about 11840 sq.ft.
Rest of the Fsi for development has to be purchased from KDMC and other
vendors as per KDMC norms.

Since the society has already consumed 1.7 fsi, Our offer for redevelopment of
your society is as follows.

Area & Charges

1. Rera carpet equivalent to current consumed carpet area of the flat will
be provided free of cost.

2. Minimum flat area will be as per KDMC-UDCR norms.

3. Existing members will have to pay FSI cost @ rs.600/- per sq.ft of
revised built-up area.

4. Any additional area up to 50 sq.ft will be charged @ rs.5500/- per sq.ft.


Any additional area beyond that will be charged as per market rate.

5. Members will have to pay stamp duty, registration and GST charges
wherever applicable.

6. 20% of basic parking will be provided to existing society members.

7. Relocation Rent and deposit of existing flat members will borne by us


according to the terms mentioned in final agreement, and as per current
market rates in that area.

8. Members will have to pay Society / Development charges @ 3,50,000/-


per flat.
Amenities

1. Construction of the building will as per KDMC norms, Architect and


Structural engineer drawings.

2. OC (Occupancy Certificate) / CC (Completion Certificate) / Rera


registration, Conveyance & society formation all will be done as per
KDMC norms and society bye laws.

3. Staircase and Lift provision will be as per KDMC norms

4. All modern society amenities like, Beautiful and attractive elevation,


Sufficient parking spaces, Attractive entrance gate with security system,
Solar water, Generator/Solar backup for Lift and common spaces, and
misc. will be provided as per latest trends and engineering
necessities/recommendation. (details of which will be provided in
development agreement)

5. Modern flat amenities will be provided as per current market trend.

6. Tentative floor plan will be provided after society issues Letter of


Intent and Redevelopment agreement is executed between both the
parties.

7. Architectural plan Flat allotment, floor plan and final area will be
provided after KDMC approvals.

8. Society will be responsible for providing clear title, light, water, tax &
other NOC’s of the property. Any defects arising on any of these will be
responsibility of the society.

This offer letter is valid for a period of 1 month only.


Note: Final Offer letter will be provided once term - conditions and
requirements are mutually agreed upon.
