NEW MINING VENTURES:
The future of Moranbah and Dysart look very
bright with several new mines and projects
including:

- Olive Downs - Eagle Downs

- Moranbah South - Red Hill
- Vulcan - Isaac River
- The Burton Complex - Winchester South
- Byerwen - Moorlands

Moranbah is the main town within close proximity

to these new mines, and is expected to
experience a large population boom because of
the 1000’s of jobs these mines will bring to the
area, with most of the workforce being sourced
LOCALLY as opposed to fly-in-fly-out.

Some BEHEMOTH projects in our area include:
1. PEAK DOWNS MINE (APPROX. 30km FROM MORANBAH)

Peak Downs have reached their next step to expand their open cut metallurgical
coal mining footprint - producing up to 18 million tonnes of product coal per annum
for approximately 93 years, for steel production. It will include open cut mining, the
construction and operation of new infrastructure and progressive rehabilitation of
the mine site.

With a construction start date of 2026, this project is

expected to create 160 jobs in the construction phase,
with a further 2,400 jobs when in operation!

2. VULCAN MINE (APPROX. 35km FROM MORANBAH)

Creating frenzy amongst the Moranbah locals is the latest big coal player, Vitrinite,
who has already begun mining at its Vulcan mine complex (between Moranbah and
Dysart), with a mining licence allowing a ramp up to two million tonnes per annum.

The privately owned coking coal miner has a portfolio of assets across Queensland’s
Bowen Basin and Vulcan is set to be the be the next in a world-renowned region for
high-quality coking coal.

3. NEW ISAAC RIVER COAL MINE (APPROX. 30km FROM MORANBAH)
Plans to approve the new Isaac River Coal Mine:

• Letter received from the Department of Climate Change, Energy, the Environment and
Water proposing to approve the construction and operation of the new Isaac River Coal
Mine (Proposed Action).
• The proposed mine is located 28 kilometres to the east of Moranbah in the Bowen
Basin in Central Queensland.
• Two existing mines, BMA’s Daunia, and Peabody Energy’s Moorvale South mines,
operate adjacent to the proposed mine location.
• The proposed environmental conditions attached to the Proposed Action, have been
accepted in full by Bowen Coking Coal

4. OLIVE DOWNS (APPROX. 40km FROM MORANBAH)
Pembroke Resources is now producing coal at the $1 billion Olive Downs steel-making coal project in Queensland’s
Bowen Basin – one of the newest and largest mines in Australia. Approximately 960 new jobs will be created, with a
further 500+ jobs in 2027, increasing to 1,300 jobs in 2033, ongoing until around 2050.

When in full scale production, Olive Downs will be one of Australia’s largest producers of steelmaking coal.

The benefit to the Queensland economy and the Central Queensland region will be significant, with the project
estimated to contribute more than $10 billion over the life of mine. The impact of the project is already evident; since
the official opening, Pembroke has engaged over 86 local Central Queensland businesses, including 24 based in
Moranbah, to develop the project.

Importantly, Olive Downs will create more than 1,000 jobs once at full production, with the
majority of those positions to be based within Central and North Queensland.
Pembroke Resources is developing the Olive Downs Coking Coal Project into a world class independent and
large-scale producer of steelmaking coal, delivering high quality coking coal and PCI products to key markets
including Japan, South Korea and India.

This mine will be the third largest in Queensland and is predicted to have an 80-year life span.

4. THE BURTON COMPLEX (APPROX. 42km FROM MORANBAH)
The Burton Complex officially opened in May 2023 and expects to create
approximately 500 new jobs…

5. WINCHESTER SOUTH (APPROX. 30km FROM MORANBAH)
Winchester South is a proposed new open-cut coal mine in Queensland’s Bowen Basin. It will produce a primary
metallurgical coal product to make steel and a secondary thermal coal product for energy generation – and
create about 500 construction jobs and 500 operational jobs.
At full capacity, the mine is targeting run-of-mine (ROM) production of up to 17 million tonnes per annum to supply
the international market for about 30 years.

Located 30km south-east of Moranbah, the project will involve the construction of a coal processing plant and a rail
loop to connect with the existing Bowen Basin coal rail network. As it is in a well-established coal region, the site
has direct access to key rail and port infrastructure, providing multiple coal export options.

The project has been declared a Coordinated Project by the Queensland Government, recognising the potential
strategic significance of the project locally, regionally and to the state of Queensland more broadly.

Our Coal

11
Our hard coking coal is used for STEEL MAKING and is of the
highest grade IN THE WORLD - and we have one of the largest
coal reserves in the world right here!
Metallurgical (coking coal) is more scarce and valuable than thermal coal, so in practice
metallurgical coal is rarely used to generate electricity.

MAKING.

Steel is an essential material that underpins almost every aspect of modern industry and society.
12
Coal prices have SURPASSED the prices we saw in the 2012 boom.
Coking coal is usually bituminous-rank coal with special qualities that are needed in the blast
furnace. While an increasing amount of steel is being recycled, there is currently no
technology to make steel at scale without using coal. Prime coking coals are usually more
expensive than other coals, e.g., steam coals, and are becoming less readily available.

Coking Coal —Fueling the Future

Metallurgical coal, or met coal, serves as the backbone for various forms of steel production. With variants like
hard coking coal to semi-soft and pulverised coal for injection (PCI), each serves its unique role in steel
production. Unlike thermal coal, used mainly for electricity, met coal distinguishes itself through higher
carbon content, lower ash, and reduced moisture levels.

Coke for Steel — Steel is vital for modern living, providing the foundation for healthcare, telecommunications,
agriculture, and much more. Coking coal serves as the essential carbon source for iron reduction, making it
indispensable in steel manufacturing.

Understanding
the market

20
Locals have seen rents soar from $500 per week to surpass an astronomical
$4,400 per week in the 2012 boom and are anxious the same may lay ahead
because of the enormous amount of new mining activity already taking off. In the
same year, house prices went from $300,000 to more than $1,000,000.

For this reason, we are seeing many locals buying now to secure their future and
more and more investors taking notice of Moranbah and Dysart. Furthermore,
because most camp accommodation is full, many companies and contactors are
wanting to secure long leases on rental properties so they can accommodate their

Nearly 80% of the population in Moranbah are renting. Nearly all of the Mining Camps in
Moranbah and Dysart are full and mining companies and contractors are having to rent houses
which is causing a demand in rentals and an increase in rental prices. This is what forced prices up
drastically in the 2012 boom… when rents increase = sales prices increase.

Approximately 21% of the residents of Moranbah are

owner-occupiers and approximately 79% are tenants. 28
