IN RESPECT OF VACACT HALF PLOT OF LAND SITUATES, LYING AND BEING


AT NO 9, NURUDEEN SANNI STREET, KULENDE HOUSING ESTATE, SANGO,
ILORIN, KWARA STATE WITH A DIMENSION OF 30FT X 100FT X 22FT X 100FT

THIS DEED OF TRANSFER is made this ……………. Day of
…………………………… 2023 BETWEEN AUDU TAJUDEEN of No 9, Nurudeen
Sanni Street, Kulende Housing Estate, Sango, Ilorin, Kwara State (hereinafter
referred to as "THE TRANSFEROR") which expression shall where the context so
admits include his Heirs, Administrators, Assigns, Personal Representative and
Successors-in title of the FIRST PART.

AND

UMAR ABDULQAUDIR SHEU of No 9, Oloko Compound, Off Karuma Street,


Ojagboro, Ilorin, Kwara State (hereinafter referred to as "THE TRANSFEREE")
which expression shall where the context so admits includes his Successors-in Title
and Assigns of the SECOND PART.

WHEREAS:

1. THE TRANSFEROR is the beneficiary owner of the said half plot of land piece
from the time immemorial.

2. THE TRANSFEROR has always exercise acts of ownership and possession


openly without any hindrance whatsoever on the said vacant half plot of land.

3. THE PARTIES are now desirous of making the formal transfer in order to reflect
their intention for the transfer of the said vacant half plot of Land.

4. THE TRANSFEROR has not hitherto transferred, mortgaged, assigned, leased,


pledged or in any other way parted with his absolute ownership and possession
of the said vacant half plot of Land to be transferred to the TRANSFEREE to any
person, association or company for consideration whatsoever.

5. THE TRANSFEROR is desirous to transfer his right, benefits and interest


(liabilities if any exempted) and THE TRANSFEREE is desirous to acquire the
said vacant half plot of Land described in the schedule.
NOW THIS DEED WITNESSES AS FOLLOWS:

In Pursuant to the above agreement and in consideration of the sum of Five


Hundred Thousand Naira (N500,000.00) transfer now paid by THE TRANSFEREE
to THE TRANSFEROR the receipt whereof THE TRANSFEROR hereby
acknowledges, THE TRANSFEROR as Beneficial Owner transfer to THE
TRANSFEREE all that piece or parcel of land hereinafter described in the schedule
TO HOLD on to the said TRANSFEREE, free from all encumbrances under the
Native Law and Customs or any other written Law.

WHEREBY IT IS AGREED AS FOLLOWS:

1. THE PARTIES are now desirous of making this formal transfer in order to reflect
their intention for the transfer of the said piece and parcel of Land measuring
30FT X 100FT X 22FT X 100FT situate lying and being at No 9, Nurudeen Sanni
Street, Kulende Housing Estate, Sango, Ilorin, Kwara State.

2. THE TRANSFEROR is absolutely seized of the piece and parcel of Land at No 9,


Nurudeen Sanni Street, Kulende Housing Estate, Sango, Ilorin, Kwara State
through purchased.

3. THE TRANSFEROR hereby undertakes to execute and or sign all relevant


documents in order to fully convey valid titles to THE TRANSFEREE

4. THE TRANSFEROR warrants that he shall indemnify THE TRANSFEREE


against all losses, cost, charges, damages and all form of expenses which the
TRANSFEREE may sustain by reason or as a result of a direct or indirect claim
made by any person's in respect of the said half vacant plot of land.

5. THE TRANSFEREE warrants to pay such rates/taxes as may be lawfully


demanded by appropriate authority on landed property owners.
THE SCHEDULE REFERRED TO:

All that piece or parcel of land with a dimension of 30ft X 100ft X 22ft X 100ft situates
lying and being at No 9, Nurudeen Sanni Street, Kulende Housing Estate, Sango,
Ilorin, Kwara State.

IN WITNESS WHEREOF, the Parties herein interchangeably affix their hands and
seals, the day and year first above written.

Street, Kulende Housing Estate, Sango, Ilorin, Kwara State, hereby make Oath and
state as follows:

1. That I am the owner of the vacant two plots of land with dimension of 30ft X 100ft
X 22ft X 100ft situate lying and being at No 9, Nurudeen Sanni Street, Kulende
Housing Estate, Sango, Ilorin, Kwara State

2. That I am the bonafide owner of the said half plot of land from the time
immemorial.

3. That I have now transferred ownership of said half vacant plot to UMAR
ABDULQAUDIR SHEU.

4. That a consideration of Five Hundred Thousand Naira only has been paid to
me.

5. That the said UMAR ABDULQAUDIR SHEU is now the bonafide owner of the
land.

6. That I make this Oath in good faith and in accordance with the Oaths Act.
