HOW WE WORK OUT OUR CALCULATIONS

REFURBISHMENT: We estimate the cost of the refurb at the initial stage before we send the properties out to sell.
After the property has been stripped out, our project manager will re-survey it to double-check that everything is in
the same condition since purchase. Based on the assessment of his visit, our project manager will create a schedule of
works and provide the finalised costs to refurb the property. The costs can sometimes change due to extra costs that
may appear whilst refurbing the property and market forces such as inflation, supply/demand and a general price
increase. We suggest setting aside a 10-15% contingency.
SOLICITOR FEES: The solicitor's fees are a guide estimate, and the final price will be given on quotation.
PROPERTY REVALUATION: Our revaluation figure is based on similar comparable properties within proximity of the
property. It is important to note that we cannot guarantee the revaluation value as it is subject to other variables out
of our control, such as market conditions and the surveyor's opinion.

STAMP DUTY: The SDLT rate for properties up to £250,000 is 3%.
