The National University - Dasmariñas Building was originally a parking lot, but underwent
significant renovations in 2020 to be converted into a facility with 21 classrooms and 2
laboratories. The building is relatively new, with a construction age of four years and three
years in operation, and has not required maintenance so far. However, some rooms have
dry walls instead of concrete walls due to load-bearing limitations. The building requires
regular attention for broken drywalls and ceilings in the facilities. The materials used in the
building include metal doors with glass panels, acoustic board ceilings, and a combination of
granite and vinyl tiles for flooring. In case of any repairs, inspection is necessary before
intervention, particularly in the case of cracks.

During the building inspection, several issues were identified across different components.
Ceiling water stains and exposed ceilings hint at potential leaks, while corroded exterior and
cracked interior walls raise significant structural concerns. Door and window conditions
suffer from sticking mechanisms and stained glass, requiring greasing and cleaning. Flooring
problems include uneven subfloors and deflected cantilevered floors, emphasizing the need
for durable materials and professional installation. Lighting defects and plumbing/wiring
concerns, such as exposed wires and malfunctioning fixtures, pose safety risks and require
immediate attention.

Recommendations have been made based on data collection and analysis. These include
fixing leaks and damaged ceilings, addressing water damage on walls, and ensuring smooth
door and window operations. Improvements in flooring and regular maintenance of lighting
fixtures are advised. Checks for exposed wiring and plumbing leaks are also recommended.
Comfort room issues, including cracked walls and malfunctioning locks, necessitate repairs
and adjustments to enhance user experience. Furthermore, HVAC enhancements are
recommended to regulate temperatures, especially in high-traffic areas like lounges. Lastly,
modifications to accommodate concealed sprinkler systems in classrooms lacking them due
to the opened ceilings are advised for improved fire safety measures. These findings
highlight the importance of proactive maintenance and regular inspections to uphold the
safety and functionality of the National University - Dasmariñas Building.
