SALE – DEED

Market Value of Rs. 48,40,000/-, Stamp Value Rs. 600/-.


THIS DEED OF SALE is executed on this 25th day of January 2012, By :-
1. Syeda Mehrunnisa Bugum (Alias) Sultana Begum,
W/o. Syed Ahmed Mohiuddin Hussain (Alias) Mohammed Pasha,

(Hereinafter called the VENDORS, which expression shall wherever it occurs in this deed
includes Vendors heirs, executors, assignees and administrators of the one part .)

INFAVOUR OF
1. Sri. Kotha Jaipal Reddy, S/O. Satyanarayana Reddy, Age : 34 years,
Occ.: Business, R/O. H.No. 2-10-400/A, Jyothinagar, Karimnagar.
2. Sri. Enakonda Jithendar Reddy, S/O. Venkatram Reddy, Age : 43 years,
Occ.: Business, R/O Kothapally Vill., Thimmapur Mdl., in Karimnagar Dist.
(Hereinafter called the VENDEES, which expression shall wherever it occurs in this
deed includes Vendees heirs, executors, assignees and administrators of the other part.)
Whereas the vendor No. 1 is the absolute owner and exclusive possessor of the land
described in the schedule hereto, out of survey No. 835, Situated at Alkapuri locality of
Rampur area in Karimnagar Town, which is fully described in the schedule hereto.

Whereas in a suit for partition filed by the vendor No. 1 and two others against Syed
Zaheeruddin and (16) others vide O.S. No. 160 of 1979, on the file of Subordinate Judge
Court at Karimnagar, a preliminary decree for partition is passed on 24-09-1992 in terms
of compromise recorded in IA No. 604 of 1986 filed on 04-01-1986. Under the said
decree the vendor No. 1 is allotted one acre land out of survey No. 835, situated at
Rampur area of Karimnagar and the remaining land in survey No. 835, Syed Hasan
Mohiuddin was allotted 14/48th share and Azizunnisa Begam was allotted 16/48 th share.
According to the terms of said preliminary decree dated : 24-09-1992, all the parties of
the suit O.S. No. 160 of 1979 divided the land with mutual consent in the month of
October 1992, and respective shares were demarcated on the spot after dividing the
total land in to several plots through a surveyor.

In the said oral partition made in October 1992 Plot No’s. 1 to 10 in Block No.6 (fully
described in the schedule) on Western side of the land in Sy.No. 835 adjoining the land
Sy.No. 843 and another block no.5 connecting of Plot’s No. 1 to 10, were allotted to the
share of the vendor No. 1 and she was put in separate possession of the said plots No.1
to 10 in block No.6 and Plot No. 1 to 10 in block No. 5, immediately after the
demarcation of plots in the month of October 1992. Since then the vendor No. 1 has
been in exclusive possession as full owner in the said plot No. 1 to 10 in block No. 6 and
Plots No. 1 to 10 in block No. 5 in Survey No. 835 of Karimnagar.
The Vendors have sold the said property to the above said G.P.A. Holders and
already received the sale consideration of the said property from the above said G.P.A.
Holders and given Agreement of Sale Cum General Power of Attorney to the above said
G.P.A. Holders, though the Vendor No.1 only is acquired the property in the above said
manner but the Vendor No’s. 2, 3 & 4 were also included in the said G.P.A. to avoid
complications if raise ever in future over the said property and now the G.P.A. holders
have sold out the said property as mentioned in the schedule to the above said Vendees
on the terms and conditions shown below.
NOW THIS DEED OF SALE WITNESSES AS FOLLOWS

THAT in consideration of payment of Rs. 48,40,000/-( Rupees Forty Eight Lakhs


and Forty Thousand Only) paid by the Vendees to the G.P.A. Holders, by cash
already, the receipt of which the G.P.A. holders on behalf of the Vendors,
hereby acknowledges, the Vendors hereby sell convey transfer and assign into
the Vendees all the Vendors rights, title and interest, claim and demand
whatsoever

in the Schedule mentioned property and deliver vacant possession thereof to the
Vendees to hold the same absolutely forever free from all encumbrances, together
with all water sources, privileges, easements, appurtenances or any other things
hidden in the earth belonging to or appurtenant thereto.
 The Vendors hereby assure the Vendees that the said property is free from all kinds of
mortgage charges, agreements to sell, court litigations and any other statutory
charges.
 The Vendors further covenant with the Vendees, that the Vendors have got a clear,
effectual subsisting and marketable title to the said property, and absolute authority
to sell the same and entitled to execute a Sale Deed by virtue of the Sale Agreement
Cum G.P.A. Document No. 6902/2008.
 The Vendors further covenant with the Vendees that if there remains any undisclosed
and undischarged liability in respect of the said property, the Vendors shall clear the
same in the manner aforesaid.
 The Vendors further agree to indemnify the Vendees and keep the Vendees free from
disputes if any raised or objections made to this conveyance by any one and further
should any claim be made or dispute raised at any time by any one in regard to this

sale, the Vendors here by undertake such further acts, deeds and things as to more
fully effectively convey title to the property here by sold and conveyed to the
Vendees.

 The Vendors also assure the Vendees that if there remain any liability of taxes or rates
for the said property to the Municipality or Gram Panchayath or Other Government or
Statutory authorities upto the date of this conveyance, the Vendors shall clear the
same and in case the same are collected from the Vendees, the Vendors shall pay the
same to the Vendees.
 The Vendors further assure and covenant with the Vendees that the Vendees and the
Vendees heirs are entitled to peacefully and absolutely enjoy the said property
without let or hindrance from any person claiming through the Vendors.
 The Vendees are hereby entitled to get the said property transferred in Vendees name
in all Gram Panchayath or Municipal or Revenue Records and enjoy the same with
absolute rights for ever.

SCHEDULE
An open Plots bearing No.s’ 1 to 10 measuring 2420 Sq. Yards (Ac. 0-20 Guntas) OR
2032.8 Sq.Mtrs, (each plot measuring 242 Sq. Yards), in Block No. 5, out of Sy. No. 835,

situated at Alkapuri locality of Rampur area in Karimnagar Town, as per the plan annexed
herewith, with in the limits of Municipal Corporation, Karimnagar, under the jurisdiction
of Sub-Dist. And Dist. Registration Karimnagar.

EAST : 20 feet wide Road after that Land of Sayyada Mohaboobunnisa Begum.
WEST : 20 feet wide Road after that Land of Vendors in Block No. 6.
NORTH : 30 feet wide Road after that Land of Hasan Mohiuddin.
SOUTH : 30 feet wide Road after the Land of Syed Zaheeruddin Quadri &
Sayyada Saidunnisa Begum.

today still it is in force.

There are no Constructions on the plot. If found any the vendees held the
responsibility to pay the deficit Stamp Duty as per Stamp Act. Sec. 27, 64.

100/-, Transfer duty Rs. 96,800/-, thus the Total Amount of Rs. 3, 62,500/- Paid

Karimnagar Branch. Stamps Value Rs. 600/-.
In Witness Where of the above said G.P.A. Holders on behalf of the Vendors
have signed on this Deed of Sale with free will and consent, after Contents of Sale
Deed read over in the presence of the following witnesses, on the date, month and
year mentioned above.
