BIM
BIM
• Building information modeling (BIM) involves the generation
and management of digital representations of the physical and
functional characteristics of a building.

• Building Information Model (noun):

BIM is an electronic, virtual representation of a facility, which in many
cases comprises a 3D representation of the facility.

• Building Information Modeling (verb):

The process of creating, managing and using Building Information Models
to design a facility, communicate and refine the design, and plan and
optimize the construction effort.
Advantages
Concurrent Engineering provides benefits such as reduced product
development time, reduced design rework, reduced product
development cost and improved communications.
Examples from companies using Concurrent Engineering techniques
show significant increases in overall quality, 30-40% reduction in
project times and costs, and 60-80% reductions in design changes
after release.

BIM and traditional way benefits
From traditional systems to BIM

Traditional System BIM

2-D drawings and representations (plans, 3-D (x,y,z) include 4th dimension (time) and
sections, elevations), paper based 5th (cost), parametric objects oriented

Project participants (fragmented) Collaborative team

Limited information exchange and Concurrent process, life-cycle oriented and

segregated process. shared information.

Individually managed Collectively shared and managed

One way flow of knowledge and poor Better knowledge transfer and formal and
knowledge transfer informal mentoring.

BIM - Benefits
 Project and Construction Attributions of BIM

1. Design Visualization
2. Design Assist and Constructability Review
3. 4D scheduling and sequencing
4. 5D Quantity takeoffs and cost estimating
5. Subcontractors and supplier data integration
6. Systems coordination
7. Layout and fieldwork
8. Prefabrications
9. Time and cost saving
10. Mitigated risk
11. Improvement in project communication and
collaboration
12. Reduction in RFls,
13. Smoother project scheduling and construction
14. Reduction in claims and rework,
15. Reduction in project scrap
16. Improved morale among the project team members.
BIM – Sustainable Benefits
BIM makes construction more sustainable
1. Up to 40% of all solid waste comes from construction
2. Sustainable development requires new technology to optimize
resources.
3. BIM to minimize use and waste of material, power and
transportation, costly reworking and documentation
4. Accurate material lists and scheduling to financial and material
management systems directly from the model
5. Direct communication with machinery to integrate design to
production without error-prone key-in
6. Preconstruction moved off site, fewer errors on site
7. Leaner process with less waste and better possibilities for
controlled recycling of extra materials in the factory
