DIVISION 3: CONCRETE
1. Concreting works. (Foundation, Columns & beams). Reinforced Concrete Class A mixture, 1:2:4; with the
necessary reinforcing bars as indicated in the structural plan for any structural pouring the material components
must be well check; Portland cement shall conform ASTM C-150 standard commercial brand of 40kgs per bag,
river or crushed sand shall be clean, hard and free from injurious amounts of clay loam, river run or crushed
gravel must not more than the spacing of forms to reinforcing bars or between rebar’s or whichever smaller.
Water used in mixing shall be clean and free from oils, acids, alkali or other deleterious substance. Prior pouring
done formworks and scaffolds must be double check for assurance of safety and injurious events. If necessary
vibratory tools needed to apply point in critical areas.

DIVISION 4: MASONRY

1. Masonry Works and Finishes. All 5”chb interior walls, 6”chb exterior walls and concreted structural members
or any concrete surface must be smooth plastered finish to obtain ready for painting finishes walls and soffit. Prior
plastering works surface must be prepared first, after removal of forms surface shall be roughened to improve
the adhesion of the cement plaster, must be clean and wetted thoroughly with clean water to produce uniformly
moist condition. Portland cement shall conform Hydraulic cement specification requirements, sand and water of
clean to use for plastering walls.

DIVISION 7: THERMAL AND MOISTURE PROTECTION


1. Waterproofing
a. T&B Floor Slabs. Bostik brand cementitious or elastomeric coating whichever approved product 3 coats
or any available recommended brand required before water seepage test overnight, prior tiles installation
(floor area covered and 30cm ht. each corner side).
b. Concrete gutter and exposed ledges. Bostik brand cementitious or elastomeric coating whichever
approved product 2 coats at least prior painting finishes.

DIVISON 8: OPENINGS

Finishing Hardware
a. Locksets. Hafele or any alternate brand lever type door knob set aluminum silver or chrome finish.
b. Hinges. Stanley Door Hinges 3” minimum (3 sets or more each door)

1. Windows (Sliding, fix or awning type). 6mm thk clear glass in 2” x 4” powder coated dark brown aluminum
framing with complete accessories for specified sliding rollers method size vary refer on plan. Specifications
must be referred to the fabricator also for changes. Approval of item and supplier must be of owner’s choice.
2. Staircase Reinforced Concrete. Class A mixture, 1:2:4; with the necessary reinforcing bars as indicated in
the structural plan. Metal railing in gloss epoxy enamel paint and 20mm thk x 300mm kd hardwood free of moist.
Stair thread step for staircase 1 and 30cm x 30cm of Ceramic tiles for staircase 2. In sanding finishes of wood
steps use two coats of sealer & two coats of polyurethane were preferred after sanding of wood .For handrail use
wood stained and varnish finished of 75mm treated yakal KD of size diameter specified on plan drawing of
both stairs. Steel railings of epoxy enamel paint gloss finish after thorough stone grinding of welded connection
spray coating recommended.

Kitchen counter. Built up counter @ 600mm width x 100mm thk concrete, 10mm dowel anchored to wall spaced of
100mm oc both ways or any approved method.

Finishing :

1. Counter. 600mm x 600mm granite tiles white or any china brand available.
2. Cabinet. All cabinet are pre-fabricated refer to plan end section detail for simulation or architects approval on
sizes, wood finishes in oil stained lacquer varnish finish with 6mm clear glass with frosted unless other specified.
3. Kitchen sink and faucet. Kitchen sink with fit faucet shall be stainless of Teka or any approved brand by owner’s
choice.
Nook Counter. Pre-fab countertop size to fit on area indicated by plan quartstone or acrylic polished as per owner’s choice
submit samples for easy approval. Built-up counter stand with cabinets and sub counters specification and details depend
on supplier’s availability of product modular type of supplier recommended for their expertise, teak wood color and texture
simulation in adhesion for veneer skin and still for owner’s approval of choices. Refer on plan for implementation if owner
not approving modular method suppliers which case always much expensive than basic.

DIVISION 9: FINISHES

A. WALL FINISHES
Architectural Wall Finishes and Painting. All sides of smooth plastered wall finishes for concrete walls in Boysen
brand paint finish, Acrytex semi-gloss white for exterior and permacoat for interior walls, Color strictly for approval both
architect and owner.

1. Exterior Walls. 6” thk concrete hollow block with concrete mix fill in the hollow core with reinforcing bars as
indicated on plan. Plain cement plastered finish on both side unless other specified area covered of stonework’s
and textured paint finish. All by Boysen semi-gloss Acrytex paint follow preparation method as recommended by
the brand with specific acrytex primering, sanding and cast puttying coats except waterproof areas such as
firewalls and concrete gutters.

2. Interior Walls. 4” concrete hollow block with concrete mix fill in the hollow core and with reinforcing bars as
indicated in the plan. Plain cement plastered finish on both side unless other finish specified special accent walls,
Painted with Boysen semi-gloss permacoat latex white or any variant colors approved by owner, observe proper
primering, concrete puttying and sanding for smoothness and better result for sure owners approval of finish
work.
B. CEILING FINISHES
1. Architectural Ceiling Finishes. 6mm thk ficem board or hardilite by Hardiflex ceiling in 3/4” x 2” x 5mts metal
furring, 1/2" x 1 1/2" x 5mts carrying channel and Ga.26 1” x 1” x 8ft wall angle each room perimeter in suspended
hanger support or any alternative method approved. Boysen 701 flat latex white 2 coatings surface finish
observe proper and sufficient gypsum puttying and mesh tape required each seen opening or connections,
Cornices and nailers seen on detailed section shall be seasoned or kiln dried prior sanding sealer, wood stained
and varnish, if necessary used lacquer flo for best result and spray method for final coating. Observe cleanliness
in fastening for sure approval of finish work by owner. Bare concrete soffit must be smooth plastered if unpleasant
roughness or tiny holes occur such as aggregate exposure for better result prior concreting secure forms in level
and tape the portion of opening and never forget to use vibratory tools during pouring. If said instances happen
these must be well concrete puttied until smoothness attain for final coating. 2 coats of Boysen 701 flat latex or
textured areas indicated on plan for final finishes. Refer design on ceiling sectional detail plan page 5.

DIVISION 22: PLUMBING


1. Plumbing Works. Each length of PPR or PVC pipes, fittings, traps, fixtures and devise used in the plumbing
systems shall be new and standard to used, stamped or indelibly marked on its manufacture trademark or name,
the weight, type and classes or product when so required by the standard used.
a. Sanitary System. UPVC Pipes by Emerald PVC pipes or any approved type brand pipes, Series
1000.Use Neltex brand solvent cement for proper adhesion bond of fittings connection.
b. Cold Water System. PPR pipes for potable or cold water line system and fittings, sizes varies refer to
Plumbing pages to sheets of plans.

DIVISION 26: ELECTRICAL


Electrical Works. These shall be done in accordance thereof; The work shall be installed according to the latest
requirements of applicable codes (Philippine Electrical Code, Local power service provider, Telephone Company
Regulations, Regulations of the local Government having jurisdiction in the area. Power supply shall be 440VAC, 3Ø 60
Hz, 2 wire +g connected to the service entrance facility to be provided by the power service provider. All materials to be
used shall be new and approved type, and appropriate for both location and intended use.

a. Lighting Fixtures. GE or Philips product use 18watts led on penlights and 36watts surface mounted
fluorescent lighting with diffuser cool white, Ballasted product must be of high power factor, bi-pin spring
loaded lamp holder, in an enclosed metal box.
b. Wires and cables. All materials shall be unused or brand new and must be supervise well of exact
location, only skilled workmen using proper tools and equipment shall be employed during entire
installation works. Power wires shall be type THHN/THWN rated 90ºC, Phelps Dodge or Duraflex
Standard stranding for 14 mm sq. & above. Minimum size shall be 3.5 mm sq for power & 2.0 mm
sq for lighting control wiring. Service entrance conductors shall be thermoplastic type THW or TW type
of wiring system otherwise specified, and in color coding specifically lines. Conduits not less than 15mm
normal diameter run continous to outlet of no running thread cut squared and properly reamed.

Conduits and fittings. Atlanta or Neltex brand or any approved equal Intermediate metallic conduit pipe. Minimum size of
13mm diameter, all pvc conduits and fitting shall conform standard codes. Rigid Poly Vinyl Chloride (rigid PVC) shall be
used for all exposed wiring run & the main power service entrance, embedded & concealed wiring power, lighting &
telephone wiring run. It shall be standard trade size, heavy wall sch. 40. Flexible PVC conduit shall be used in wiring
fixtures from boxes. It shall be installed complete with required fittings. Ground panels, switches & outlets through
grounded conductor. Ground resistance shall be as specified in PEC Article.
a. Boxes and fittings. Ga.16 minimum thickness class a type painted with corrosion proofing for metal and
if plastic must be of approved thickness and sizes available.
b. Panel board and circuit breaker. Bolt on type with common internal trip, provide sufficient solid neutral for
grounding, and circuit breaker directories posted at the back of the panel cover. Koten, square d or
approved equal or if apply the new parallel exposed type of breaker by chint and as per owners approval
to introduce these new type of product
c. Switches and Outlets. Wide series, Flush mounted, quite type, spring operated, 10amps, 230 volts
National brand or approved equal. Receptacle outlet must be standard duplex type, parallel slots with
grounding. For special purposed outlets, heavy duty type with grounding, rating shall not be lower than
the full load ampere of the equipment serve, National brand or approved equal. Convenience outlets shall
be rated 10 amps for duplex & 20 amps for single to be used for the high power loads such as window
aircon units. It shall be 3 prongs with grounding.
