CONTRACT OF LEASE

This Contract of Lease dated __________, made and executed this __th__day
of _____2022 in Quezon City, Metro Manila , by and between:

_______________________ a corporation duly organized and existing under the


Philippine Laws with postal address at _________________________________

represented by ______________________ of legal age, Filipino citizen, with


residence at
______________________________________ hereinafter referred to as the
“LESSEE”;
- and -
JEZOP BEAUBON, INC, a corporation duly organized and existing under the
Philippine laws with postal address at 2nd Floor, No. 4 Q Bansalangin Street, Project 7,
Quezon City, Metro Manila, herein represented by ,
Filipino citizen, of legal age, with residence at No. 4 Bansalangin Street, Project 7,
Quezon City, Metro Manila hereinafter referred to as the “LESSOR”;

WITNESSETH , That the following are conditions of this lease agreement:

The LESSOR hereby leases unto the LESSEE and the latter accepts in lease a
one-door three bedroom unit of a residential establishment located at Unit 4 -O__
_Bansalangin st, Project 7___Quezon City, under the following terms and conditions:

1. The Lessor hereby grants the Lessee the use of the aforementioned one door
residential/commercial establishment to be used by the signed lessee together
with the following persons only:

a. Relationship to Lessee: ____________

c. Relationship to Lessee: ____________

d. Relationship to Lessee: ____________

2. The maximum number of occupants per unit is six individuals including children
and stay-in-house helpers. If it was observed by management that the guest have
stayed for one straight month, then the lessee would have violated this part of the
lease agreement.

3. RULES ON PETS. Tenants are allowed to keep 2 pets, HOWEVER, if management


has received at least two separate complaints from other tenants regarding foul
odor or noise pollution that the pet is causing, then management reserves the right
to ask the lessee to relocate the pet to some other residence. Failure to comply
would result in immediate revocation of this lease agreement.

4. The following are the schedule of fees;

a. The Lessee hereby agrees to pay a monthly rental of


_________________________ (P .00)

5. The Lessee shall maintain their own 10 lbs. fire extinguisher within premises, and
these should be refilled as needed upon expiration of contents. The lessee and all
occupants should familiarize themselves with the three fire escapes of the unit. One
in the master room, one in the utility room. The emergency ladder operations at the
back and the fire escape corridor should be free of obstructions.

6. The Lessee shall keep his surroundings clean, maintain peace and quiet his
activities, and maintain his premises sanitarily.

a. Tenants are not allowed to place ANY FORM OF DISCARDED or UNUSED


materials outside their rented units that are unpleasing in the eyes. \
b. Tenants are not allowed to place any of their personal properties outside
their units, especially along the driveway.
c. Tenants should always close the main entrance door after they have passed
it.
d. Tenants are NOT ALLOWED TO HOLD ALCOHOLIC DRINKING
SESSIONS OUTSIDE THEIR RENTED UNITS.

7. The Lessor shall conduct a quarterly inspection of the units to ensure that all things
are in order and no fire hazards are being accumulated.

8. The Lessee shall not construct and make additions or improvements, without the
written consent of the Lessor, and shall not put nails or hooks on the concrete or
wooden walls as this may cause damage to the structure. The lessee shall be
responsible for any cost of repairs after the first six months of their stay in the
rented units.

9. This LEASE CONTRACT is valid starting____________________. Terminating


the contract before the end of the expiration will forfeit the security deposit. After
the first year, if the lessee opts to not renew the contract, the security deposit would
be held by management until the unit is turned over in good condition, deducting
an amount from it if damages are observed. The lessor may terminate the lease
agreement if multiple complaints from neighbors in terms of noise, foul odor, and
risk or endangerment remain unresolved after at least three warnings and
interventions.

10. The Lessee shall not sublease the leased property. Violation shall
terminate the contract immediately. Continued violation after notice
and demand to comply shall be a ground for the lessor to file
appropriate action directly with the courts of law.

11. Failure to pay for 2 consecutive months would result to immediate


termination of the lease contract and an ejectment case would
immediately be filed.

12. Violation or non-compliance with any of the conditions of this Lease Agreement
shall amount to the termination thereof and immediately gives the party violated
the right of action to file an Ejectment case or other appropriate action against the
erring party directly in the courts of justice considering that the Lessor is a
corporation and that ejectment cases impose an undue burden upon lessors;

13. In case of court litigation, the Lessee shall pay the Lessor an amount of TWENTY
THOUSAND PESOS (P20,000.00) for attorney’s fees plus costs and damages as
well as twenty-five percent (25%) of unpaid rentals plus attorney’s fees of TWO
THOUSAND PESOS (P2,000.00) per hearing as well as actual damages.

14. Upon signing of this lease agreement, any previous contracts between the lessee
and the company are therefore terminated in favor of this new contract.

IN WITNESS WHEREOF, the parties hereto have signed these presents on the date and
place above mentioned.
