SALE AGREEMENT
This Agreement is made this 17th day of June 2022 Between MR. BENSON
KISAILA MUSAU of Box Office Machakos ID NO 9479867,
PHONE NO. 0727398221. (herein refered as the the vendor) and MARY
MUTISO ID NO. 22122197 of Post Office Box 1199 – 90100, Machakos (Herein
refered as the purchaser.)
Where the Seller MR. BENSON KISAILA MUSAU agreed to sell his land to the
purchaser MRS. MARY MUTISO in the following terms;
1. The purchase price shall be Kenya Shillings Three Hundred and Fifty
thousand shillings only Ksh. 350, 000/=
2. A deposit of Two Hundred Thousand Shillings only be deposited to the
seller MR. BENSON KISAILA MUSAU to his Co-operative account No.
01116639989300 at the date of this Agreement which is 17/06/2022.
3. The balance of one Hundred and fifty Shillings Ksh(150,000) shall be paid
in the same account in three months from the Date of this Agreement (on or
before 15th of September 2022)
4. The purchaser has inspected the said land which is located at MUKA
MUKUU FARMERS SOCIETY (BLOCK NO. 12 – 081B 0.575Hq) and
satisfied herself to her availability and ownership.
5. The seller, MR BENSON KISAILA MUSAU undertakes to do all things
that are necessary to facilitate the transfer of the said land in favour of the
buyer, MRS. MARY MUTISO after all the agreed amount is paid in full.
6. The buyer is free to start occupation and works immediately after the deposit
is made to the seller.
7. This agreement is to be completed in the said period of 90 days (3 months)
and will be deemed completed after the full amount of purchase is done.

having understood its content.
