Hello,

Your APR submission materials have been reviewed and Current Planning has comments. Please see our
comments below and address each comment. Note that you will need NOT need to secure another
appointment at this time. Once you receive the go-ahead from Public Works, please let me know so
I can open the Accela record for document submittal.
 Justification Letter
o Since you are completing the right-of-way vacation for the detached sidewalks, you can
remove the waiver to allow attached sidewalks and the waiver for non-standard
improvements in the right-of-way.
 Site Plan
o Please show the location of any existing or proposed walls with their height and material.
o No retaining walls over 3 feet are permitted.
o One additional EV charger installed space will need to be labeled.
o Pedestrian crosswalks will need to be provided using pavers, stamped concrete, or
another decorative material.
 Elevations
o A definable base, middle, and top portion of the building must be accomplished with
vertical architectural articulations.
o Cross access will need to be provided.
 Landscape Plan
o The trees located along the street are consider medium trees by code due to not being
taller than 40 feet.
 You will either need to be provided 1 tree for every 20 feet or switch the trees out for
large ones.
 Sustainability Plan
o To count the point of provided trees, you must comply with the street landscaping tree
requirement.
o Not enough trees are considered low or very low water needs trees per the SNRPC
Regional Plant list in order to be able to count the water efficient landscaping point.
o Since this is not a mixed use development, we cannot count the amenity zone shading
point.
o Based on the elevations, you can count the daylighting and ventilation points.
 Vacation Application
o Please provide the patent easement and right-of-way creation documents.
 Public Works

APR number, for comment. Concurrence from Public Works will be required prior to the
application moving forward.
