1SPECIFICATIONS
This set of Specifications shall govern the methods of construction and the kinds of
materials to be used for the proposed project shown on the accompanying plans and detail
drawings.
The plans, detail drawings and Specifications shall be considered as complementing
each other so that what is mentioned or shown in the other shall be considered as appearing in
both. In case of conflict between the two, the same should be referred to the designing
Architect/Engineer for clarification.
GENERAL CONDITIONS
All components of the construction shall be executed with exemplary skill and
precision, in strict accordance with the plans and Specifications. The construction must meet
all specifications outlined in the National Building Code of the Philippines and comply with
local rules and regulations.
Any errors, omissions, inconsistencies, inadequacies, or failures presented by the
contractor that do not meet the standards will be corrected, resubmitted, and reviewed at the
contractor's expense. If the contractor desires to modify a previously submitted, reviewed,
and approved design or document, the contractor must notify the procuring body within a
reasonable time frame and bear the expense of such revisions.
BACKFILLING
After concrete for foundations is hard enough to withstand the pressure resulting from
fills, the materials removed from excavations shall be used for backfilling around them.
Fills and back fills shall be placed in layers not exceeding 150 mm (6”) in thickness,
and each layer shall be thoroughly compacted by wetting, tamping, and rolling.
CONCRETE WORKS
Mix concrete rigorously until cement and aggregates are uniformly integrated, then
promptly place the mixture in its designated location, ensuring meticulous handling to
prevent segregation.
Water to be used from mixing concrete shall be clean and free from impurities.
PROPORTIONING/STRENGTH OF CONCRETE
All concrete works shall be done according to the standard specifications for plain and
reinforced concrete as approved by the Government.
The following proportions/strength of concrete shall be used for various parts of the building:
• Columns 3,000 psi
• Footings 3,000 psi
• Beams 3,000 psi
• Slabs 3,000 psi
• Septic Vaults with cover & slabs on fill 3,000 psi
The fine aggregate for concrete shall consist of natural sand or of inert materials with
similar characteristics, having clean, hard, and durable grains, free from organic matters or
loam.
The coarse aggregate for concrete shall consist of crushed rock of durable qualities, or
clean and hard gravel. Size of the coarse aggregate to be used shall vary from 200 mm to 400
mm (3/4” to 1 ½”).
Concrete slabs on fill shall be poured on well-compacted and thoroughly tampered
earth fill with a layer of gravel bed. Each concrete slab course alternately to the indicated
floor finishes.
FORMS FOR CONCRETE WORKS
Concrete shall be conveyed to forms as rapidly as practicable, by methods which shall
prevent segregation or loss of ingredients.
Concrete shall be worked readily into the corners and angles of the forms around all
reinforcement and embedded items by depositing the concrete as close as possible to its final
position in the forms.
WINDOWS
Windows on classrooms shall be steel casement window 6mm THK clear glass with
fixed glass transom above and 5mm thick jalousie windows with clear glass blades on
standard jalouplus casing and 50 x 150 concrete jamb complete with hardware and
accessories with 12mm sq. bars security grills. Windows on comfort room and storage room
shall be 5mm thick jalousie windows with clear glass blades on standard jalouplus casing 50
x 150 mahogany jamb complete with hardware and accessories.
Fire exits for every room shall be provided for fire safety hazard.
DOORS
The doors specifically the classroom and toilet doors shall conform to the standard
specifications as specified in the drawings.
The wooden doors shall be hung on at least 3 loose-pin hinges for toilet doors and 4
pieces for classroom doors. Only US made Stanley brand hinges are allowed to be used.
STORM DRAINAGE
After passing through the downspouts, the collected water will enter an 8-inch pipe
that will link to the building's drainage system. Water will then enter the subterranean 10-inch
pipe that leads to the community's designated drainage system, the street gutter, or the
drainage line.
FLOOR FINISHES
The following are the floor finishes of the various rooms in the proposed building:
Classroom 1-15, Students’ Lounge, and Hallway Non-skid plain cement floor finish
All ceramic floor and wall tiles to be used in this project shall be supplied by the
contractor.
WATERPROOFING
Concrete mixture for roof deck, toilet, gutter, parapet, and canopies shall be
waterproofed with Holcim Aqua X waterproofing compound.
WAINSCOTING
The rooms and the kind of wainscoting materials shall be use and as follows:
Stairs 10” x 10” mariwasa tiles
Corridor 6’’ x 6” plain ceramic tiles
Toilet and bath 8’’ x 8’’ ceramic tiles
FINISHING HARDWARE
The kinds of finishing hardware to be used shall be as follows:
Locksets
Classroom door Stainless steel keyed lever, Yale brand
Toilet door Bathroom Privacy lever satin stainless,
Schlage Brand
Hinges 4 – ½” x 4 ½” brass, loose pin Stanley
