RENTAL AGREEMENT

This agreement made on the 4th day of May, 2024, between Zhijie Wang (hereinafter
called the Landlord) and Camillus Abatai (hereinafter called the Tenant).

The Landlord and the Tenant agree:


1. The Landlord, subject to the conditions hereinafter mentioned, will rent to the Tenant
and the Tenant will rent a room from the Landlord the premises known as 122 Mt
Alderson Crescent West, Lethbridge, Alberta, beginning on May 5th, 2024. The term
of this agreement shall be for 4 months (ending October 31st, 2024). The penalty for
breaking this lease will be the equivalent of two months’ rent. The tenant should
notify the landlord one month in advance for terminating the agreement.
2. Rent shall be $575 per month ($520 for the period from May 5 to May 31st), and shall
be due and payable in advance by the Tenant to the Landlord on the 1st day of each
and every month during tenancy. Insufficient fund checks or returned checks will be
subject to a $25.00 charge.
3. The Landlord will pay the utilities and Wifi.

4. The Landlord acknowledges receipt of $575 from the Tenant as a security deposit
which shall be absolutely forfeited to the Landlord as liquidated damages in the event
the Tenant does not:
a) Take possession of the premises on the commencement day hereof, and b) Execute
a Lease Agreement satisfactory to both parties, and c) Pay the first installment of rent.
Thereafter the Landlord may apply the deposit in such amount as she deems necessary
under the provisions of the Landlord and Tenant act to provide for:
i. Repairing any damage or loss to the premises, building, or grounds and their contents
caused by the tenant, other occupants of the room or any person invited to the room by
the Tenants.
ii. Cleaning the room if the Tenants vacate leaving it in other than the same condition as
it was turned over to them. Normal wear and tear is accepted
iii. The Tenants are responsible for the amount of any damage of cleaning costs in
excess of the deposit. Under no circumstances will the Security Deposit be applied
as part of the rent by the Tenant without prior written consent of the Landlord.
The Landlord however, may apply the Security Deposit against any rent owing to the
Landlord when the Tenants vacate the premise

5. An inspection of the premises may be made by the Tenant and the Landlord and
agreed upon.

6. The Landlord is responsible for providing and maintaining the rented premises,
amenities and facilities provided under the Agreement in a good state of repair and fit
for habitation during the tenancy.

7. The Landlord has right of access: a) To show the premises to prospective Tenants
at reasonable hours after notice to terminate the tenancy has been given
b) In the case of emergency, and c) After giving notice to the Tenant of at least twenty-
four (24) hours before the time of entry. Nothing in this section is to be interpreted by
either party as prohibiting entry with the consent of the Tenant given at the time of entry.

8. Should the Tenants fail to take possession of the room at the commencement of the
present Agreement, or abandon the premises before the termination of the present
Agreement, the Landlord may take possession without notice or demand and re-let the
room on such conditions as the Landlord may deem advisable, without prejudice to the
Landlord’s right to recover rent which may be owing and all claims for damages.

9. When two or more registered Tenants occupy the same premises, the Landlord
may collect full rent from any one of them.

10. The Tenant will observe, and comply with the Landlord’s rules and regulations,
which are listed below and form part of the Agreement with such reasonable variations
and modifications as may be added from time to time by way of notice from the
Landlord to the Tenant. Should the Tenants fails to follow the rules and regulations
which are listed below, the landlord may evict the Tenant immediately with a written
notice. The rules and regulations are as follows:

10.1 The Tenant shall use the yard, entrance and walls in proper manner. All Tenants
must keep their own room, walks, yard and garbage disposal areas clean and tidy at all
times, free of objectionable materials.
10.2 No additional locks shall be placed on any door of the room without prior written
consent of the Landlord.
10.3 Appropriate hardware must be used for the hanging of pictures, lamps, mirrors,
etc. Picture hooks and nails or butterfly swag hooks are recommended. Should the
Tenant damage the rental premises, the Landlord may evict the Tenant immediately.
10.4 No additional electric wiring or heating units shall be installed in the premises
except with prior approval of the Landlord in writing.
10.5 No combustible material or flammable liquid shall be kept on the premises except
with prior written approval of the Landlord.
10.6 No loud noises are permitted on the premises between 11pm and 7am. No
disturbing or endangering others' behaviors are permitted in the rental premises.
10.7 No party, pets, smoking or drugs is permitted within the premises.
10.8 Tenants should insure their own belongings from fire, theft or water damage, etc.,
and also consider liability coverage for their own protection.
10.9 The carpet should be cleaned when the Tenant vacates the premises.
10.10 The Tenant shall use the internet in proper manner and protect internet
password to avoid Copyright Infringement.
10.11 The Tenant agrees to utilize the kitchen in a responsible manner, which includes
maintaining cleanliness, activating the range hood during cooking, never leaving the
cooktop unattended while in use, and ensuring that the cooktop is completely turned off
upon completion of cooking.

11. The Landlord, in execution of this agreement, is exercising her full lawful power, and
in so executing, grants the Tenant the right full use and occupation of the rented
premises with a security of tenure according to the terms of this Agreement.
12. The Landlord and the Tenant must fill in all blanks of this agreement or draw a line
to show that the space was not needed and both must initial any changes or omissions.
This Agreement is to be interpreted and executed with direct reference to the Landlord
and Tenants Act and in conjunction with any Landlord Rules and Regulations that may
be attached hereto. Any item or condition added to this agreement that contravenes any
of provisions of the Landlord and Tenant Act is void and has no effect.
