LEASE AGREEMENT

This Lease Agreement made on this 15th Day of July, 2019 by and between:

Mr. Chander Kishore Bedi, s/o Late Sh. Mohan Singh, resident of E-2075, Palam Vihar,
Gurgaon 122017, Haryana, India, (hereinafter called the “LESSOR’’ Which expression shall
unless it be repugnant to the context there of deemed to Include her legal heirs
&representatives, successors and permitted assigns etc.):

AND

M/s ELECSA Lighting and Engineers Consultants Pvt. Ltd. having its registered office at C-518,
Sheikh Sarai Phase 1, New Delhi-110017 represented through its CEO Mr. Surya Bedi
(Hereinafter referred To as “LESSEE’’ which expression shall unless it be repugnant to the
context there of be deemed to include its successors, associates, affiliates, other group
companies And permitted assigns etc.):

WHEREAS, the LESSOR is the owner of the 3rd Floor of property situated at E-2075, Palam
Vihar, Gurgaon-122017 comprising of one room with attached Bathroom, open area on terrace
and one reserved car parking space with fittings and fixtures (hereinafter referred as Demised
Premises) and has agreed to lease out to the Lessee the above mentioned Demise premises on
the following terms and conditions:

NOW THIS LEASE DEED WITNESSETH AS FOLLOWS:

1. That the LESSOR being legally authorized to let out the Demised Premises shall hand
over the actual physical possession of the leased premises on the date of the execution
of this Lease Agreement.

2. That the Lease has been granted for a period of 11 months commencing from 1st April,
2019 up to 31st March, 2020 which can be renewed by mutual agreement and the lease
amount will be increased only upon written agreement of both parties after every 11
Months.
3. That the Lessee shall pay to Lessor for first 11 months commencing from 1st April, 2019
up to 31st March, 2020, the monthly lease amount Rs. 10,000/- (Rupees Ten Thousand
only ) including maintenance charges per month in advance on or before 7th of
every month.
4. The Lessee has also paid to the Lessor a total sum of Rs. 10,000/- (Rupees Ten
Thousand only) as interest free Security deposit at the time of signing of this lease. This
interest free security deposit shall be refunded by the Lessor to the Lessee
simultaneously at the time of handing over of the vacant possession of the leased
premises upon expiry or earlier termination of the lease subject to notice clause of this
lease agreement.

5. That the Lessee shall pay electricity charges, water, cooking gas and telephone charges
in respect of the demised premises for the complete duration of the lease period till the
date Lessee is in occupation of the house directly to the Lessor along with the advance
rent paid monthly. However, the Lessee shall not be liable for outgoings of any other
kinds whatsoever relating to any authority for the period prior to the commencement
date of the lease period or after the expiry of earlier termination of the lease deed or
return of good possession, whichever is later.
6. All fittings, fixtures, electricity points, lights, fans, exhaust fans, electrical chimneys,
geysers and locks on doors and wardrobes, etc should be in sound working condition at
the start of occupation of the house by the Lessee. The Lessor should ensure that all
taps, faucets, showerhead and flushes should be in sound working condition and all
drains should be clear at the start of occupation of the house by the Lessee.
7. That the Lessee shall not carry out any structural additions of alterations in the Leased
premises without the consent of the Lessor. The Lessee undertakes to reimburse the
Lessor for any loss consequent from unauthorized additions or alterations to Demised
Premises.
8. The Lessor shall return the Security Deposit at the time of taking back peaceful vacant
possession of the demised premises to the Lessee. The Security Deposit shall be
refunded only after a proper check out of inventory of fittings and fixtures including and
deducted from said security deposit.
9. That the Lessee shall permit the Lessor to enter upon the demised premises for
inspection and to carry out repairs at reasonable hours of the day with the prior
appointment and consent of the Lessee and in the presence of the representative of the
Lessor.
10. That all the minor day to day repairs such as leakage in the sanitary fittings, water taps
and electrical usage etc. shall be carried out by the lessee. And all other major repair
including leakage in the electricity, sewer line, busting of water pipes, cracks in the
structural walls (and not plaster on any of the walls) or any other structural defects etc
would be carried out by the Lessor.
11. That the Lessee would not keep any hazardous of inflammable material in the premises
nor shall carry out or permit to be carried out any illegal or unlawful activity therein.
12. That the Lessee shall not carry out any anti-social activity prohibited under prevailing act
of law.
13. That at the time of expiry of the lease period, the premises should be handed over
peacefully and in same condition as it was handed over to the Lessee. Concurrently the
Lessors shall hand over to the Lessee the security deposit amount.

14. That in the event that the Lessee does not vacate the leased premises on the expiry of
the agreed period or earlier determination, the demurrage the damage for use and
occupation shall be charged at the rate of Rs. 2000/- per day.
15. The present Lease Agreement shall be terminated only on the Lessee violating any of its
obligations under the Lease Agreement after giving it 2 months’ notice to remedy such
violation.
16. The Lessor and Lessee represent and warrant that they are fully empowered,
authorized and able to execute this lease deed.

IN WITNESS WHERE OF THE Lessor and Lessee have executed this Lease Agreement and set
their hands on it at Gurgaon on the date, month and year mentioned above:
