CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and entered into this

_________________________, of legal age, married, Filipino citizen, and with


residence and postal address at ___________________________, Philippines,
hereinafter referred to as the LESSOR;

and

__________________________, single, of legal age, Filipino citizen, with


residence and postal address at ________________________, Philippines,
hereinafter referred to as the LESSEE;

WITNESSETH

WHEREAS, the LESSOR is an owner of an Apartment Building located at


____________________________, Philippines;

WHEREAS, the LESSEE, is interested in renting one unit of the


aforementioned apartment;

WHEREFORE, for and in consideration of the mutual provisions and


stipulations contained and reserved in the following clauses, the parties herein
do agree as follows:

1. DURATION OF LEASE: This Agreement is to remain valid for a period of


ONE (1) year starting August, 2018 up to August, 2019 and renewable at the
instance and mutual agreement of the parties; or unless otherwise terminated
as elsewhere provided for herein.

2. RENTAL: The monthly rental of the leased premises is hereby fixed at


SEVENTEEN THOUSAND PESOS (Php 17,000.00), which amount shall be
paid to the LESSOR or her authorized representative as provided for below.
Failure of the LESSEE to update his payment shall cause the termination of
this contract and the immediate application of the deposit to answer for unpaid
rental/s and any damage within the rented stall. The whole of said deposit
shall be applied to answer for rentals and/or damages, until fully consumed;

3. MODE OF PAYMENT OF RENTAL: The LESSEE shall deposit her


monthly rental ___________________ Bank with Account Number:
________________________ and Account Name: ______________________;

4. MONTHLY RENTAL INCREASE: The monthly rental will increase on


FEBRUARY, 2019 to TWENTY THOUSAND PESOS (P20,000.00);
5. USE OF PREMISES: It is the essence of this contract that the LESSEE
shall use the leased premises exclusively for legal purposes.

It is agreed by both parties that the LESSEE is prohibited from leasing or


subleasing the stall subject of this agreement.

It is further understood that the LESSEE shall not store any dangerous
or prohibited items, such as firearms and explosives, highly inflammable
materials, within the leased premises.

5. CITY SERVICES: All charges for public utility services, such as for
electric consumption shall be for the sole account of the LESSEE;

6. MAINTENANCE AND CARE: The LESSEE shall maintain peace and


order in and around the leased premises. The LESSEE shall likewise observe
cleanliness and shall maintain the sanitation of the premises at her own
expense. Furthermore, the LESSEE shall not introduce any improvements,
and she must avoid any damage or vandalism on the said unit.

7. INSPECTION: The LESSEE shall allow the LESSOR or her


representative or any government entity to inspect the leased premises at
reasonable hours of the day with the presence of the LESSEE or her duly
authorized representative;

8. TERMINATION OF LEASE CONTRACT: Any failure or default on the

part of either party hereto shall entitle the aggrieved party to terminate this

contract. In case of termination by virtue of violation of any provision of this

contract, the LESSEE shall vacate the premises WITHOUT need of any

court order. In the instance that the LESSOR needs to occupy the rented

unit, the LESSEE will be notified SIX (6) months before the actual date

to vacate. Nevertheless, the parties may, by mutual agreement, terminate

this lease contract.

ACKNOWLEDGMENT

BEFORE ME, a Notary Public for and in the City of __________________, this 2nd
day of June, 2018 personally appeared the LESSOR identified by me through her
competent evidence who caused. They presented this integrally complete instrument
and represented to me that the signatures on the instrument were voluntarily affixed
by them for the purpose stated, declaring that they executed this instrument as their
free and voluntary act and deed.

The foregoing instrument refers to an CONTRACT OF LEASE of one (unit) of an


Apartment consisting of two (2) pages including the page on which this
acknowledgement is written, signed by the parties and their instrumental witnesses on
each page hereof, and they acknowledged to me that the same is their free act and
