Land Rent Contract

Written that Mrs. Mina Bharati aged 43 wife of Mr. Yadav Raj Bharati, Permanent resident of
Bushanilkantha Municipality- 05, Kathmandu Nepal (said to be the first party here after) and
Mr. Hari Bahadur Tamang aged 36, (said to be the second party here in after) for the agriculture
purpose in the land which is located in Budhanilkantha, Municipality- 05, Kathmandu, Nepal.
Plot no. 1422, 1260 & 1261, area (0-8-3-0). Whereas between the aforesaid two parties, as we
agree to make land rent contract with following terms and conditions. We got this contract
paper written got one copy each by both the parties in the presence of the following witness at
first part house.

Terms and Condition

1. This Contract is made for the land registered in the name of first party located at
Budanilkantha Municipality, Ward no. 05, Kathmandu district, Bagmati Zone, with plot
no. 1422, 1260 & 1261, area (0-8-3-0) to provide on rent to second party Agriculture
purpose by the second party. This contract will be effective for five years from today.
2. Rent for aforesaid land is decided to be RS. 20,000.00 monthly and rent for the every
year should be paid within first running years.
3. Rent will increased at the event of 2 years with RS. 5,000.00
4. The second party cannot do any illegal activities in the rented land and if done so, itself
will be liable of punishment as per law.
5. Both the parties can vacate the land or can ask to vacate the land giving at least three
month pair to notice to next party getting consent thereof.
6. Any dispute that may arise during the course of implementation of this contract will be
solved in mutual agreement and if not possible arbitration or existing laws will be
implemented the aggrieved party can receive compensation from the next party as per
law.

We both parties have clearly read and understood the above mentioned terms and conditions
of the contract and we hereby sign this contract at the presence of under mentioned witness.
