We are pleased to inform you that our prospect has confirmed with us of his/her intention to lease the
above-mentioned premises based on the following terms and conditions: -

1. Name of Tenant : GAO HONGYANG (S9179722D)

2. Monthly Rental : ($3000) to be payable monthly in advance


on the 22nd day of every month
3. Term of Lease : (24) months with an option to renew
for a further period at agreed market rate by both parties.
4. Lease Commencement :22nd June 2024
5. Security Deposit : Total : ($6000), One Month Security Deposit On Signing this
LOI, Balance one month Deposit Upon Signing the TA
6. Utilities Bill : To be borne by the Tenant (Utility Refundable Deposit $200)
7. Telecommunication : To be borne by the Tenant
8. Cable TV & Internet Broadband : To be borne by the Tenant
9. Stamping Duty : To be borne by the Tenant
10. Warranty Period : The Landlord shall be responsible for all repairs
and replacement of faulty items with 30 days from the lease commencement date.
11. Due Diligence : Prior to the execution of the Tenancy Agreement,
the Tenant shall produce all relevant documents to verify that the Tenants/Permitted
Occupants are not prohibited immigrants under the provisions of the Immigration Act.

13. Execution of the Tenancy Agreement : A copy of draft Tenancy Agreement should be
given to the Tenant within 14 days from the date of the letter. The
Tenancy Agreement must be finalized and signed by the Landlord and Tenant within
14 Days from the date of the letter unless extended by mutual agreement in writing
.

14. Other Requirements/Terms : (A) After min stay of 18 months, tenant can give 2 months
notice in the event they buy the house. (B) Request to dismantle queen size bed set and keep
in store room but still we will decide whether we really need to do this or not .
15. The deposit given with the LOI will eventually become part of the security deposit upon the
successful completion and execution of the Tenancy Agreement.
