Chapter 4 – Property Insurance

The Homeowners Policy

Rules To Remember:
Friendly fire is NOT covered
The original fire insurance policy covered: fire, lightning, limited explosion and resultant
damage caused by smoke and water.
Every claim is subject to deductible.
All policies come with Liability Insurance.

General Property Coverage Exclusions for All 3 Forms:


- Generally not insurable property due to magnitude or sheer size of risk
- Losses not accidental or extraneous (nature of what’s insured may break itself or deteriorate)
- Losses wholly or partly under control of the insured (Marring, scratching, carelessness)
- Wear and tear
- Excluded to be an endorsement or EC peril so that the base premium would not sky rocket

-Scratching, abrasion, chipping,
breakage (unless covered by specified
peril)
-Wear and tear
-Faulty material or workmanship
-Settling
-Data or Data problem
-Vacant Buildings
-Radioactive contamination
-War Risk
-Intentional or criminal acts
-Property being worked on, where the
damage results from the process or
work (but resulting damage to other
property is still covered)
-Water damage (except as otherwise
specified in the policy)
-Pests
Smudging and industrial smoke
-Earth Movement
-Theft by tenant
-Vandalism to dwelling under
construction
-Theft from dwelling under

-Natural events
-Leakage of fuel oil from residential oil
tanks
-Theft by trickery or fraud

Note: Sudden Water Damage


Coverage
-Water Damage that is “Sudden” is a
specified peril.

4 Types of “Sudden” Water Damage:


1) Escape from watermain
2) Escape from plumbing, heating,
sprinkler, or air conditioning system or
from domestic water container
located inside the dwelling
3) Escape from domestic water
container located outside the dwelling
(but not by freezing))
4) Entrance of water suddenly through
an opening by an insured peril other
than water damage.

Note: Water damage done by freezing


during the usual heating season are
excluded from coverage (unless
precautions are taken which are set
out in the policy.)

These are the precautions to take if


household members are gone for a
number of consecutive days:

1) Competent person enters the


dwelling to check that the heating
system is operating correctly.
2) Monitor Alarm for change in temp
3) Turn off water supply and all pipes
and domestic water containers have
been drained.
