REAL ESTATE BROKERING AGREEMENT WITH


AUTHORITY TO LOOK FOR LESSEE

KNOW ALL MEN BY THESE PRESENTS:

This contract made and executed by and between:

_____________________________, Filipino, of legal age, and


a resident of _______________________________, hereinafter
referred to as the LESSOR

- a n d -

______________________ of legal age, Filipino, married and a resident


of Davao City, Philippines and hereinafter referred to as the BROKER;

W I T N E S S E T H:

That the LESSOR is the registered owner of the condominium unit


located at __________________________, containing an area of
_________________________________ Square Meters and covered by
Condominium Certificate of Title No. ________________ issued by the Registry
of Deeds of ____________. A copy is hereto attached as Annex “A” and more
particularly described as follow:

That the LESSOR engages the services of the BROKERS under such terms
and conditions hereinafter indicated.

NOW THEREFORE the parties have hereto agreed as follows:

1. TERM :

The term of this contract shall commence upon signing of


the agreement until the above-described property is leased or
until this contract is revoked by mutual agreement by the parties
and upon actual receipt by the BROKER of the letter of
termination issued by the LESSOR.

2. SERVICES:

The LESSOR obtains the services of herein BROKER for a


commission to offer, advertise, solicit, list, promote and negotiate
the above-described property to the prospective lessee for ____
per square meter or for a price as may be agreed by the LESSOR
and the prospective LESSEE during the negotiations.

3. COMMISSION:

The Broker shall be entitled to One (1%) commission if


he/she/they are the procuring cause of the lease.

The One (1%) commission shall be computed based on the


actual lease price.

4. RIGHTS OF THE LESSOR

The Lessor shall retain all his rights over the above-
described property subject to the rights of the brokers under this
contract.

5. RIGHTS OF THE BROKER

The broker shall have the following rights:

a. To received commission set forth under this


contract;

b. To inspect the property;

c. To offer, advertise, solicit, list, promote, mediate,


negotiate or affect the meeting of the minds on the
lease of the above-described property;

d. Lien over the proceeds of the lease until the


commission is paid;

e. To be informed of the status of the negotiations


between the lessor and the prospective lessee;

f. To received full payment of the commission


regardless of the terms of the lease.

6. NO EXCLUSIVITY

This contract real estate brokering contract is non-


exclusive, hence, the lessor can freely engage the services
of other brokers in accordance with Republic Act 9646
otherwise known as the Real Estate Service Act.

This instrument refers to an EMPLOYMENT CONTRACT. It consists of

notarial seal.
