Subject:- Pending rent from January 2015 to February 2023.

Dear Sir,

I am concerned for my client Mr. Mahmudul Hasan Khan,


having address at Flat No. 9-B-104, 1st Floor, EKTA CHS, Block Sector:
SAKINAKA, MHADA Colony Chandivali Farm Road, Chandivali,
Mumbai – 400072, who has instructed me to write to you and record as
under: -

1. My client states that he is the absolute owner of the premises


located at A9, Khurd Mahal Residential Estate, Mohili Village,
Sakinaka, Mumbai – 400072 (hereinafter referred to as the “Said
Premises”).

2. My client states that he had let the said premises on rent to Mr.
Rajesh Gupta to stay as tenant in the month of _____, _____ on a
monthly rent of 80/- per month plus 21% penalty as penalty for
not paying rent on time.
3. That it was also settled between you and my client that in case the
you would fail to pay the monthly rent consecutively for the
period of _____ month to my client, then my client shall be
entitled to get vacated the rented premises immediately from you
and you would hand over the actual vacant physical possession of
the rented premises to my said client.

4. That you have paid the rent of the rented premises to my said
client upto the end of year January 2014 and thereafter from the
date of January 2015, you have not paid single penny to my said
client till date. Thus, you have not paid the rent since January
2015 to my said client intentionally and deliberately.

5. That my client demanded the arrears of rent @ 80/- per month


from January 2015 to February 2023 amounting to Rs.7,840/- plus
21% penalty since January 2015 to February 2023.

6. That as per the terms and conditions of the Agreement, now my


client is not interested to keep you as tenant in the said premises
furthermore and wants to get vacated the said premises from you
immediately.

I, therefore, through this legal Notice call upon you to pay


the arrears of rent amounting to Rs.7,840/- plus 21% penalty and
vacate the said premises of my client immediately, within the
period of 15 days from the date of receipt of this legal notice,
failing which my client has given me clear instructions to file
legal proceedings against you in the competent court of law as
well as before the other authorities in that event you shall be fully
responsible for all costs, risks and responsibilities which you
please note well.
A copy of this legal notice is retained in my office for record and
further necessary action.
