LEAVE AND LICENCE AGREEMENT

THIS AGREEMENT FOR LEAVE AND LICENCE is made and entered into at Mumbai on
this Saturday, May 11, 2024, BETWEEN MR AKRAM ALI CHAUDHRY (Aadhar No
288172858787) , hereinafter collectively referred to as “THE LICENSOR” (which shall
unless repugnant to the context or meaning thereof, be deemed to include his heirs,
executors, administrators and assigns) of ONE PART.
AND

MR AKRAM KHAN (Aadhar No 637542282618) an adult, Indian Inhabitant, hereinafter


referred as “THE LICENSEE (which shall unless repugnant to the context or meaning
thereof, be deemed to include his heirs, executors, administrators and assigns) of OTHER

PART.

WHEREAS on the request of the licensee the licensor has allowed the licensee to reside at
(hereinafter called and referred as said” RESIDENTIAL premises”) ADDRESS: SECOND
FLOOR AT - KAMLA RAMAN NAGAR, NEAR BILAL MASJID, BAIGANWADI,
GOVANDI, MUMBAI 400043, for the temporary period of 11 months for which both the
parties have agreed to do so on the following terms and condition.

NOW THIS AGREEMENT WITNESSETH AS UNDER :-

1. This agreement commence w.e.f. 01 March 2024 and expires on 31 January


2025.

2. Both the parties can terminate this agreement pre-matured provided the desiring
party should inform the other party in advance of ONE MONTH.

3. The Licensee shall pay Electricity and water to the concerned Department.

4. The Licensee shall pay Rs. 1000/- (ONE HUNDRED RUPEES ONLY.) as
monthly Rent to The Licensor with water.

5. The Licensee shall pay Rs. 4,00,000/- (FOUR LAKHS RUPEES ONLY.) as
Refundable Security deposit amount to the licensor.

6. The actual and physical possession of the above said room premises stand with
the first party / Licensor and the second party / Licensee shall not claim any
type of tenancy or licensor ship rights, title or interest and vacate the same in
peaceful manner.

7. The licensee should not make any changes or damages to the room premises if the
licensee makes then he/she will repair or compensate the same.

8. That the Licensee cannot make any licensor ship rights, title and interest over this
room premises and shall not make any documentary evidence (EXCEPT GAS
CONNECTION) at the address of this room premises which may hamper the
licensor ship rights of the Licensor over this room premises.
