This DEED OF ABSOLUTE SALE is made , executed, and entered into by:
GIL LARRY S. RUBIO III., Filipino Citizen of 17 years old and a resident of Old Road Village,
Brgy. Capoocan, Calbayog City, Western Samar, hereinafter referred to as the SELLER
AND
Garry Lil R. Oibus, Filipino citizen of legal age and a resident of Mateo St. Purok 6, Brgy.
Matobato, Calbayog City, Western Samar, hereinafter referred to as the BUYER
WITNESSETH;
WHEREAS, the SELLER is the registered owner of A-to-E Building located at Rosales
Boulevard, Brgy. East Awang, Calbayog City and covered by Transfer Certificate of Title No. T-
3587135 with a total area of THREE HUNDRED FIFTY (350) square
WHEREAS, the BUYER has offered to buy the building for Eight Million Pesos
(P8,000,000) in Philippines Currency
WHEREAS, the SELLER has agreed to sell the building the above amount
NOW THEREFORE the SELLER DO HEREBY SELL, TRANSFER, CONVEY by way of Absolute
Sale unto the said BUYER, his heirs and assigns, the certain building with all the improvements
found thereon, free from all liens and encumbrances of whatever nature

The contract below is having all elements necessary for a contract to be valid
is voidable assuming that the contract follows the scenario that Mr. Oibus
intimidated Mr. Rubio to sell him his laptop which constitutes to a vitiated consent
 CONTRACT AGREEMENT

On the date of December 23, 2023, I, Gil Larry S. Rubio Jr., a resident of Old Road Village,
Brgy. Capoocan, Calbayog City, Western Samar, hereby sell, transfer, and convey my only laptop
to Garry Lil R. Oibus, a resident of Mateo St. Purok 6, Brgy. Matobato, Calbayog City, Western
Samar.
Whereas,
1) The car has a value of 35,000 pesos;
2) The car is to be sold for 40,000 pesos;
3) The car is a Lenovo Ideapad Slim 3;
The parties are to observe the following
1) The sale shall be done at the domicile of Mr. Oibus;
2) The sale shall be done on December 25, 2023.

The contract may not be modified in any manner unless any modifications be in writing
and signed by both parties and any attachments hereto constitute an agreement between the
contracting parties.
