Balloke, Hadbast Number 103, Tehsil and District : Ludhiana,
Habitation (‘Abadi’) : Victoria Enclave, Near Bachan Singh Nagar,
Ludhiana : Area East.

That I Mangat Chander Sehgal son of Shri Budh Raj Sehgal


son of Shri Matwal Chand, resident of B-1/911, Deep Nagar, Civil
Lines, Ludhiana am the Seller/ Vendor. That one Plot measuring 60
Square Yards, whose boundaries are :-
East : Owner self measuring 15 feet, West : Road measuring 15
feet, North : Shrimati Kamlesh Kumari wife of Sham Kumar,
measuring 36 feet, South : Owner self measuring 36 feet, out of
Khasra Numbers 10//3/2, 8, 9, 12, 13/1, 19, 20/2, 21, 22, 16//1/1,
16//2, Khata Number 132/135, as per Jamabandi for the year 2013-
14, situated at Village Balloke, Hadbast Number : 103,Tehsil and
District Ludhiana, Habitation (‘Abadi’) : Victoria Enclave, Near
Bachan Singh Nagar, Ludhiana, I am owner in possession of the plot.
That this lot was purchased through Sale Deed Document Number
19570 dated 29.12.2008 and in the revenue record, the ownership
has been entered and sanctioned in my name. That this plot is free
and clear from all types of encumbrances. Neither loan or limit etc.
of any type has been taken against this plot nor any guarantee or
surety of any type has been given. Now, I with complete
consciousness, with my free will and pleasure, without any pressure
and effect, hereby sell the afore-stated plot along with all the rights,
rights of ingress/ egress, path, etc. in lieu of Rupees 1,70,000/- (In
words : Rupees One Lakh Seventy Thousand only) half of which
comes to Rs.85,000/- in favour of Shri Sham Kumar son of Shri
Mala Ram son of Shri Wadhawa Ram, resident of House Number 61,
Victoria Enclave, Balloke, Purchaser/ Vendee and the possession of
the plot has been handed over to the Purchaser/ Vendee at the spot.
The Purchaser/ Vendee has become the full owner in possession. The
total sale consideration amounting to Rs.1,70,000/- (In words :
Rupees One Lakh Seventy Thousand only) has already been received
by me. Now no amount of any type remains outstanding. That all
the rights in this plot, which were available to me, the same have
now been transferred to the Purchaser/ Vendee. I will get the
Mutation entered/ cancelled or the Purchaser/ Vendee can get the
same entered, I will be having no objection. If any earlier
encumbrance/ mortgage found/ proved, then I will be responsible to
compensate for the same. If due to any defect in the ownership or
due to any claim/ objection, the ownership of the plot goes out of the
hands of the Purchaser/ Vendee or any loss is caused to him, then I,
the Seller/ Vendor will be responsible for all types of expenses,
compensation and to make good the loss, regarding which my other
property personal or special of all types would be responsible. I/ we
(both the parties Seller and Purchaser) verify that all the facts
mentioned in the Registry/ Sale Deed are correct and nothing has
been kept concealed therein. The Khasra Numbers mentioned in the
Registry/ Sale Deed do not belong to any ‘Dera’ (Camp) or
Religious Institution. There is neither any Order of Stay from any
Court regarding transfer/ sale of this land nor this land is being sold/
transferred by violating any Act or the instructions issued by the
Government. Besides this, as per the Collector Rates, the Code
Number and name of habitation (‘Abadi’) has been correctly entered.
That we both the parties are aware about Section 82 of the
Registration Act, 1908. If due to mentioning of any wrong fact, the
Registry (Sale Deed) is attested, then under this Section, sentence/
punishment of 7 years imprisonment can be awarded. Regarding all
the facts entered/ mentioned in the Registry (Sale Deed), we both the
parties are fully responsible. Besides the above, we also state that if
any of the party by preparing the bogus documents and mention less
or excess share or by preparing fabricated Farad or by presenting a
bogus person get attested the Sale Deed, then we both the parties and
the person who prepared the bogus documents would be responsible
and will also be responsible regarding profit/ loss of the witnesses.
Hence, this Sale Deed has been executed so that it may remain as a
proof. Today dated 04.04.2019. This Deed has been scribed, heard
and admitted the same as correct.
