RENT AGREEMENT

This Rent Agreement is made and Executed at Bangalore on October 29, 2023, by and between:-

Mrs. Uthara Priyadharshini, W/o Mr. K. A. Alakiri, aged about 35 years, residing at 610, Clayton Park,
F1, 1st C Main, 1st Cross, Domlur Layout, Bangalore – 560071 -

Hereinafter referred to as THE LESSOR which expression shall mean and include her executors,
administrators, legal representatives & assigns/successors of the One Part

AND

Ms. Shaheen Peer, D/O , aged about years, with Aadhaar no. .
presently residing at

Hereinafter referred to as THE LESSEE which expression shall mean and include executors,
administrators, legal representatives & assigns/successors of the Other Part.

Whereas the Lessor is the sole and absolute owner of and in the possession of the residential
apartment situated at 610, Clayton Park, G1, 1st C Main, 1st Cross, Domlur Layout, Bangalore – 560071
(hereinafter referred to as the “SCHEDULE PREMISES”).

AND WHEREAS the Lessor has agreed to grant and the Lessee has agreed to accept a lease of the
schedule premises (which is more fully described in the schedule hereunder given and hereinafter
referred as THE SCHEDULE PREMISES subject to the terms and conditions hereinafter set out.

1. NOW THIS AGREEMENT WITNESSETH

That in consideration of the rent hereby reserved and of the terms, conditions and covenants of the
lease contained and on the part of the parties to be observed and performed the lessor hereby agrees
to grant and the lessee hereby agrees to accept a lease of the schedule premises.

2. RENT

The rent payable by the Lessee for the schedule premises shall be a sum of Rs.25,500/- (Rupees
Twenty-Five Thousand and Five Hundred Only) per month inclusive of maintenance, payable by the
5th day of every month.

3. ENHANCEMENT

The rent payable to the Lessor by the Lessee as aforesaid in Clause No 2 shall be enhanced at the end
of 11 months as may be mutually agreed to by and between the Lessor and the Lessee.

4. DURATION

The lease shall commence on or from November 10, 2023. The lease shall be in force for a period of
11 months and shall be automatically renewed at the end of the 11 months unless terminated by
either of the parties hereto by giving notice of 1 month prior to expiry of the lease.

5. DEPOSIT

The deposit for the schedule premises is Rs.1,25,000/- (Rupees One Lakh and Twenty-Five Thousand
Only). The Lessee shall pay the same in two instalments as follows: (i) Rs. 60,000 (Rupees Sixty
Thousand) at the time of execution of this Rent Agreement; and, (ii) Rs. 65,000 (Rupees Sixty-Five
Thousand) on or before December 10, 2023. The said amount shall be held by the Lessor as security
deposit during the continuance of the lease and/or any extension thereof and shall be repaid to the
lessee free of interest at the end of the period of the lease and/or any extension thereof or on earlier
termination, after deducting any and all dues owed to the Lessor by the Lessee in relation to this lease.

7. ELECTRICITY AND WATER CHARGES

The Lessee shall pay the electricity to the concerned authorities based on consumption as per the
actual meter reading.

8. NATURE OF USE PERMITTED

The Lessee shall be entitled and permitted to use the schedule premises for residential purpose only
and shall not use or permit the use of the scheduled premises for any commercial purposes or any
unlawful purpose likely to endanger the building. The Lessee shall comply with all the rules and
regulations of the local authorities and building bye-laws/rules whatsoever in relation to the schedule
premises in so far they relate to the use of the premises for residential purpose.

9. SUBLEASE

The Lessee shall not be entitled or permitted to assign, underlet or sublet the scheduled premises or
any part thereof or part with possession of the scheduled premises or any part thereof to anybody
whatsoever.

10. MAINTENANCE

The Lessee shall keep the scheduled premises in a fit and proper state subject to normal wear and
tear by day to day maintenance including the fittings and fixtures etc, as given in the annexure. The
Lessee confirms that all electrical appliances have been given in good working condition and minor
repairs to them, if required from time to time, shall be carried out at the Lessee's own expenses.
Provided that the lessee shall permit the lessor or his representatives, agents to enter into the house
for inspection at all reasonable hours with prior intimation.

13 TERMINATION OF LEASE

This rent agreement shall automatically terminate in the event of non-payment of rent by the lessee
for a period of two consecutive months.

The lease may be terminated by either of the parties by giving one month in advance notice in writing.
However, the lessee shall not be entitled to terminate this lease during the 11 months from the date
of execution of this rent agreement, which shall be the lock-in period.

The Lessee shall deliver back the vacant possession of the scheduled premises to the Lessor
immediately upon the expiry of the said term or any termination, in good and tenantable conditions
without any damage to the furniture and fittings, upon which the lessor shall immediately return the
security deposit free of interest less any lawful deductions, including for carrying out repair works if
required.

While vacating a Schedule premises Lessee should handover the repainted and cleaned Schedule
Premise to the Lessor, or the Lessee should pay the painting, cleaning and repair expenses to Lessor.
SCHEDULE

All that peace and parcel of the residential premises at 610, Clayton Park, G1, 1st Cross, 1st C Main,
Domlur Layout, Bangalore – 560071 with two-wheeler parking for one.

In witness whereof the parties hereto have set their respective hands and seals to these presents on
