TENANCY AGREEMENT

THIS AGREEMENT is made this .............. day of ............................ 20..........

BETWEEN Mrs Modupe Obajuwonlo of Modupe's house, Olatunbosun Street, Road 7, Ile-Ife, Osun State,

Nigeria (Hereinafter refers to as the "Landlady" which expression where the contents so admits shall

include her, heirs, assigns and legal personal representative) of ONE PART

AND

MR/MRS ................................................................. of Modupe's'house, Olatunbosun Street, Road 7 Ile-

Ife, Osun State, Nigeria(Hereinafter refers to as the "Tenant" which expression where the contents so

admits shall include his, heirs and legal personal representative) of the OTHER PART

1.00 WHEREAS:

1.01 That the Landlady let out an apartment within mrs Modupe's house and/or premises and Tenant

agreed to rent same property situated at Olatunbosun street, Road 7 Ile-Ife, Osun State subject to terms

and conditions herein contained in this Tenancy Agreement.

1.02 That the basic rent is #450,000(Four Hundred and Fifty Thousand Naira) per annum while a

refundable fees of #50,000 (Fifty Thousand Naira) as cushion fee and #20,000( Twenty Thousand Naira)

as cleaning fee were also attached to the basic rent only if the apartment is not vandalised equate the

total amount to #520,000(Five Hundred and Twenty Thousand Naira), having been paid before the

execution of this agreement.(the receipt whereof the Landlady acknowledges

1.03 That this tenancy agreement take effects as from January 1, 2024 to December 31 2024 that is, 12

month duration. And that this tenancy concluded forthwith at the end of December, 2024.
1.04 That the said Tenancy Agreement expires on the last day of December and where not renewed

and the rent has been arrears for a maximum of Fourteen(14) days whether formally demanded or not

becoming due and payable to it shall be lawful for the Landlady or his agent at any time whether to re-

enter upon the demised premise or any part thereof in the name of the whole and there on this tenancy

shall absolutely determine upon the landlady or his agent giving to the tenant six(6) months notice of

the landlady's intention to recover the possession of the premises prior to the expiration of Tenancy

Agreement.

2.00 THE TENANT HEREBY COVENANTS AS FOLLOW:

2.01 That the tenant shall not sublet, assign or otherwise part with the possession of the demised

apartment to any other person, be it corporate or individual whatsoever, without the prior consent of

the landlady in writing.

2.01 That any breach arising from (2.01) above shall result in eviction of the occupant without any re -

imbursment to the original tenant and/or illegal occupant(s).

2.03 That tenant hereby agreed not to tamper with any structure of the apartment and /or premises

without seeking the approval and /or the consent of the landlady in writing.
