This is to authorize the said agent’s name, as stated above, to negotiate for the sale
of the property under the following conditions:

Description: It is a productive irrigated ricefield with different kinds of trees. It's


85% flat, 5% sloppy, and 10% rolling with a creek and stream within the area.
The frontage is approximately 7000 meters along Barangay Road. 40 meters
away from the Maharlika Highway. It is NOT a flooded area suitable for farming,
poultry, solar, factories, distribution centers, and warehouses.

Lot Area: 108 Hectares

Register Owner: Shirley M. Mendez

Subject to the following terms and conditions:

1. Net Selling Price: ₱ 200.00 PER SQ.M. NET

2. Buyer’s Account:
a. CAPITAL GAIN TAX
b. DOCUMENTARY STAMPED TAX
c. DEED OF SALE AND NOTARIAL FEES
d. TRANSFER FEES
e. MISCELLANEOUS FEES AND EXPENSES TO THE TRANSFER
CERTIFICATE OF TITLE IN THE NAME OF THE NEW OWNER OR
BUYER
e. REAL ESTATE TAXES UP TO THE TIME OF EXECUTION OF
DEED OF SALE
f. ESTATE TAX.

3. Commission: % of the total agreed price between the BUYER and the SELLER

will be given to the agents whose signatures appear hereunder;

4. The said commission shall be payable in the following conditions:

a. If payment is made by cheque, the commission of the agents shall be paid


immediately after the bank has cleared the cheque.

b. Full payment of commission of the agents if cash purchase or one-time


payment, if partial/installment, payment will be pro-rated.

5. That the agent notwithstanding he/she is a licensed or non-license realtor the


same is entitled to the commission agreed upon as stated above.

6. This “AUTHORITY TO SELL” shall be for legal interest and purposes, considered
an OFFER TO SELL as mentioned above, should the BUYER, registered by them,
later on, enter into as
