This is an email to advise you of a routine inspection at the property scheduled on Sunday 31/03/2024
between 03:00 PM and 04:00 PM.

As part of our property management service to you and the property owner/s, we require access to
conduct regular routine inspections to ensure the property is being kept clean and tidy and remains in
reasonable condition.

What to expect:
You don’t need to be present at the inspection but are welcome to attend if you would like to discuss
anything in person. In cases where you cannot be present, our team will use our designated set of keys
to access the property. Please note that there may be instances where the property owner/s need to
attend as well.

During the inspection we will be taking photos of any maintenance items and the overall condition of the
property for the Property Owner. Due care shall be taken to ensure that personal effects are not
photographed, where possible. Any maintenance items that require attention can be reported through
our standard maintenance process.

Inspection Guide

It is important that we conduct regular inspections so that we can confirm the property is being
maintained as per lease requirements and keep up to date with any repairs or maintenance required.
Part of this inspection will involve taking photos of the property and gardens (if applicable) and any areas
of concern.

Please prepare for the inspection by reviewing and addressing the below items.

Interior
¨ All rooms are clean, neat and tidy, including beds made/free from obstructions.
¨ The walls are cleaned of any dirt or major scuffs.
¨ The carpets and hard flooring are reasonably clean and stain free.
¨ The kitchen and appliances are clean including, stove, oven and rangehood.
¨ The bathrooms are clean including showers (screens & grout), vanities and toilets.
¨ All areas and rooms are fully accessible (e.g. not locked)

Exterior
¨ The lawns are mowed and edged.
¨ The gardens are weeded and presentable.
¨ Rubbish and lawn clippings are removed and disposed of.
¨ All areas are accessible including sheds, side pathways and garages.
¨ Swimming pool has been cleaned and maintained.

Pets
¨ Any droppings are collected and removed.
¨ Any pet damage is repaired.
¨ For the safety of all, please ensure dogs are restrained for the inspection.
