RELEASE DEED

THIS DEED OF RELEASE is made and executed on this the _____ day
of May, 2024, at S.R.O., Gandipet, Ranga Reddy District, Telangana
State., by:-
SMT. DUDDELLI MOUNIKA, W/O. SRI. BASHETTY RAJAT SAI,
aged about 29 years, Occupation: Software Engineer, R/o.
H.No.10-14-2040/1, Seetharam Nagar Colony, Nizamabad-
503001., Telangana State., (Aadhaar No.7359 2204 6370, PAN
No.COIPD2386C).
(Hereinafter called the “RELEASOR” of the First Part which term shall
mean and include all her heirs, successors, administrators, legal
representatives and legal assigns etc.,)
IN FAVOUR OF
SRI. BASHETTY RAJAT SAI, S/O. SRI. BASHETTY
VENKATARAMANA, aged about 30 years, Occupation: Software
Engineer, R/o. H.No.10-14-2040/1, Seetharam Nagar Colony,
Nizamabad-503001., Telangana State., (Aadhaar No.8139 6690
8645, PAN No.BVWPR3160E, Mobile No.8790206661).
(Hereinafter called the “RELEASEE” of the Second Part which term
shall mean and include all his heirs, successors, administrators, legal
representatives and legal assigns etc.,)

WHEREAS, the RELEASOR and RELEASEE are the Co-Owners and


are in possession and jointly enjoying from the date of acquiring of the
said piece and parcel of Flat bearing No.101, in First Floor, (as per
HMDA Permission Ground Floor), bearing No.3-5/54/101 (PTIN
No.1261208535), admeasuring 1500.00 Square Feet, (including Car
Parking), of “SRI RAM’S SWATHI PARADISE BLOCK”, along with the
undivided share of land admeasuring 54.00 Square Yards, on Plot
bearing No.56 Part, 57, 58, 59, 60, 61, 62, 63 South Part,
63 North Part, 64, 65, 66, 67, 68 & 69, in Survey No. 115, situated
at NEKNAMPUR VILLAGE, Under Manikonda Municipality, Gandipet
Mandal, Ranga Reddy District., Telangana State., having purchased
the same Vide registered SALE DEED Document No.12046/2021,
dated:28-08-2021, registered at Sub-Registrar, Gandipet, Ranga
Reddy District., Telangana State., hereinafter referred to as the said
property which is more fully described in the scheduled property
annexed hereto.

LATER the above named Releasor & Releasee, mutated their name
in Manikonda Municipality, and allotted House Number as
3-5/54/101 (PTIN No.1261208535).

AND WHEREAS, the parties hereto are unable to enjoy the said
property jointly and the said property is incapable of division.

AND WHEREAS RELEASOR offered to release his 1/2nd (half


share) undivided share of Flat bearing No.101, in First Floor, (as
per HMDA Permission Ground Floor), bearing No.3-5/54/101 (PTIN
No.1261208535), admeasuring 750.00 Square Feet, (Out of 1500.00
Square Feet), (including Car Parking), of “SRI RAM’S SWATHI
PARADISE BLOCK”, along with the undivided share of land
admeasuring 27.00 Square Yards, (Out of 54.00 Square Feet), on
Plot bearing No.56 Part, 57, 58, 59, 60, 61, 62, 63 South Part,
63 North Part, 64, 65, 66, 67, 68 & 69, in Survey No. 115, situated
at NEKNAMPUR VILLAGE, Under Manikonda Municipality, Gandipet
Mandal, Ranga Reddy District., Telangana State., in favour of
RELEASEE who have 1/2nd Share (i.e., 750.00 Square Feet., & 27.00
Square Yards), of ownership by way of his share and possession rights
to the above said RELEASEE.

AND WHEREAS, the RELEASOR has RELEASE the above said


undivided share of property from free of cost in favour of RELEASEE
(i.e. in favour of her Husband), which the RELEASOR hereby admits
and acknowledges.

NOW therefore, this Deed of Release witnesses that in pursuance of


the said agreement and the RELEASOR has RELEASE the above said
undivided share of property from free of cost in favour of RELEASEE.,
the RELEASOR does hereby release, renounce, relinquish and
disclaim all the above said property joint rights, title and interest and
in the said property in favour of the RELEASEE TO HAVE AND TO
HOLD the same as absolute owner of the said property exclusively
together with ways, liberties, privileges, easements, and
appurtenances belonging or appertaining thereto.

THE RELEASEE shall henceforth enjoy the said property as sole


and absolute owner without any interruption from the RELEASOR or
any person or persons claiming under the RELEASOR.

THAT the Schedule property is free from all kinds of


Encumbrances, charges, liens, gifts, prior sales, will, lease, mortgages,
court attachments and litigations etc.

THE RELEASOR agrees to Co. Operate with the RELEASEE to


get the said property mutated exclusively in the name of the
RELEASEE in Revenue Records etc.,

RELEASOR assures that the RELEASOR have not in any way


encumbered his joint rights in the said property.

THAT the land mentioned in the document is not an Assigned


Land as defined in Section 2 Act 9 of 1977.

The RELEASOR and RELEASEE to the document declare that


the property mentioned in the document has been verified and found
to be correct. The KYC documents submitted by them and by the
identifying witnesses to the document are correct. They shall be
collectively responsible if any variations are noticed in future.

undivided share of land admeasuring 27.00 Square Yards, (Out of
54.00 Square Feet), on Plot bearing No.56 Part, 57, 58, 59, 60, 61,
62, 63 South Part, 63 North Part, 64, 65, 66, 67, 68 & 69, in
Survey No. 115, situated at NEKNAMPUR VILLAGE, Under
Manikonda Municipality, Gandipet Mandal, Ranga Reddy District.,
Telangana State., in favour of RELEASEE who have 1/2 nd Share (i.e.,
750.00 Square Feet., & 27.00 Square Yards), and bounded as follows:-

SOUTH : PLOT NO.53,
EAST : 30’-0” WIDE ROAD,
WEST : 60’-0” WIDE ROAD.

EAST : OPEN TO SKY,
WEST : CORRIDOR & FLAT NO.116.
And more clearly delineated in the plan annexed hereto and marked in
RED Colour.
