Property Performance - What we monitor?

Australian Government Office Occupancy Reports

4
Property Performance – Key Metrics

When considering the effectiveness and efficiency of office accommodation the Australian
Government considers this from two perspectives.

Cost Utilisation

Cost per staff Occupational Density

5
Example: Property Performance – Utilisation

Consider an office tenancy of 23,000 m2, with 1,800 work-points (desks), servicing 1,310 staff
at an annual cost of $14.5 million.

Metric Benchmark: occupational capacity

Occupational Density vs Work-point (fit-out) Density

23,000 𝑚2 23,000 𝑚2
= 17.6 𝑚2 𝑝𝑒𝑟 𝑠𝑡𝑎𝑓𝑓 = 12.8 𝑚2 𝑝𝑒𝑟 𝑤𝑜𝑟𝑘𝑝𝑜𝑖𝑛𝑡
1,310 𝑠𝑡𝑎𝑓𝑓 1,800 𝑤𝑜𝑟𝑘𝑝𝑜𝑖𝑛𝑡𝑠

To help guide Australian Government entities, an overarching benchmark (Occupational Density Target)
has been set, which is 14 m2 per occupied work-point.

Property Performance – Occupational Density

• National Occupational Density is measured

using aggregates of usable office area and
occupied work-points.

• The Australian Government has achieved

steady improvement in the National
Occupational Density of its portfolio since the
target was first introduced.

• The proportion of office tenancies meeting the

target has also tripled since 2012.
